This Three Bedroom Detached Bungalow for sale in Birdingbury, was built in the late 60’s and has been in the family since new!


If you’re not familiar with the village, it is located roughly halfway between Rugby and Leamington – about eight miles from each. Southam is not too far away either and the neighbouring villages include Leamington Hastings, Marton and Bourton-on-Dunsmore.


Now it’s fair to say that ‘Hill Crest’ does need a bit of updating now, but I’m a big fan of this age of property with their ‘retro’ style interiors.


The rooms have great proportions to them and the large windows mean that there’s plenty of light coming in!


The accommodation comprises a lovely sized lounge with a window that stretches nearly the full length of the room. There used to be a hallway here separating access to the front door, but it was opened up many years ago to create this bigger room.


The lounge is at right angles to the dining room and they share use of a stone faced fireplace with an open hearth that can be accessed from both sides.


From the dining room, you can access the conservatory and garden to the rear, but there is also a sliding glazed door that leads into the kitchen.


The kitchen, although a bit dated now, has plenty of units and work surfaces and a lovely view of the garden. Being adjacent to the dining room, it would be very easy to open the two rooms into one bigger space should you wish to.


There are three bedrooms, all with built in wardrobes or storage. Two are good sized doubles but the third is also a generous single, more recently used as an office.


The bathroom is certainly original, with the suite being in the classic Primrose yellow of its day. A shower over the bath has been added at a later stage.


‘Hillcrest’ sits on a lovely plot here, with generous lawned gardens to both the front and the south facing rear gardens. There’s a summer house and two further storage sheds hidden out of sight behind the single garage, which is accessed from the main road via a driveway suitable for parking several cars on. There are gateways both sides to provide pedestrian access around the property.


Birdingbury has a couple of amenities that include St Leonard's Church, which dates from the late 18th century and the Birdingbury Village Club, which seems to be the

hub of the village. It has a calendar of regular activities which include a Community Café, Swap Shop, and is the site for visiting pizza, burger and chippie vans for when a takeaway appeals.


Having a car is definitely going to be an advantage here, but there is a village bus service that runs to and from Southam, Leamington, Rugby and Coventry. Besides that, there are several public footpaths which link Birdingbury to nearby villages and the Leamington-Rugby Sustrans Cycleway passes through the village and gives access to Draycote Water and Rugby.


This property really has a lovely feel to it!


I know most of you are going to want to update it completely, but in the meantime, it’s clean and tidy and has been well looked after, so is perfectly liveable until such a time that you get around to making any changes to it.
