Our Seller Says:

We were first attracted to the area by the lovely community feel of Calderwood and it’s proximity to Edinburgh, despite feeling quite rural with the country park on the doorstep. Then we found the house with the great sized rooms and private plot and it was so obvious it was the one for us!

We love the south facing garden, filling the kitchen with light in the morning and then the lounge gets sun through the evening. It’s such a benefit to have no one behind us and sitting in the garden is so tranquil. There are so many to choose from but we love the master bedroom so much; it’s such a large space but also cosy as well and the dressing room area is such a bonus! We will miss our neighbours. The street is so welcoming and social, from summer parties to helping clear each other’s drives in the winter. We will definitely be keeping in touch as have made great friends!

We’re a big fan of walking and nature so love the country park and the walk up the aqueduct along the canal. Also a lovely route through to The Fork and Field pub in Mid Calder, but The Grapes is also fab too!

This stunning five-bedroom detached townhouse in the popular Calderwood village, built by Bellway, exudes kerb appeal. It features a monoblock driveway accommodating two vehicles and a single integral garage, accompanied by a neat lawn with carefully maintained shrubbery. Upon entering, you are welcomed by a light and spacious entrance hall, presented immaculately in neutral, calming tones. The light grey wood effect flooring sets a sophisticated tone that is mirrored throughout the rest of the home, which has been tastefully decorated with meticulous attention to detail.

The generous living room, situated at the front of the property, provides a comfortable and inviting space. At the heart of the home lies the magnificent kitchen/diner. This space boasts white high gloss cabinetry with stylish rose gold handles, sleek complementary worktops, and upstand. The AEG five-burner hob, contemporary hood, and double oven cater to all culinary needs, while the marble effect floor with underfloor heating and an on-trend peninsula create a perfect division between the kitchen and dining areas. Large windows and French doors to the garden flood the room with natural light, enhancing the spacious feel.

Adjacent to the kitchen is a spacious utility room, complete with a washing machine included in the sale, and space for a tumble dryer or an additional under-unit fridge. The utility room also benefits from a large shelved storage cupboard and a door leading to the rear garden. Completing the downstairs area is an under stairs cupboard and a contemporary two-piece WC, featuring grey toned floor tiles with underfloor heating and a feature mirror.

Ascending the plush grey carpeted staircase to the first floor, you will discover the sumptuous master suite. This luxurious space includes a dressing area, mirrored wardrobes, and an impeccable ensuite with underfloor heating and a luxury rainfall shower. On this floor, there are two additional beautiful double bedrooms, both with mirrored wardrobes. An immaculate family bathroom, presented in relaxing tones, features underfloor heating, a feature mirror, a bath, WC, and sink. A storage cupboard completes the first floor.

The second floor offers a spacious landing with a Velux window, providing a bright and airy space. Here, you will find two large bedrooms with quirky combed ceilings and Velux windows. The larger of these bedrooms is currently utilized as a second living room, showcasing the versatile nature of the space. A further stunning shower room with underfloor heating and a rainfall shower completes the second floor.

The south-facing garden is a true highlight of this fabulous home, enjoying a peaceful woodland backdrop with mature trees, creating an oasis of tranquility and nature. It features a light grey Indian sandstone patio with a wooden pergola housing a luxury hot tub, a lush lawn flanked by planters with shrubbery, and the pièce de résistance—a covered entertaining area with heat lamps and ample space for comfortable lounging, dining, and barbecuing.

Extras included: All floor coverings, blinds, light fittings and integrated appliances. Hot tub could be available by separate negotiation.
