General Remarks - Halls have been favoured by instructions from Michael Evans to offer this compartment of woodland for sale, following his decision to retire from farming at Upper Cwmydalfa Farm.

Situation - It is situated on the eastern boundary of Upper Cwmydalfa Farm, which is approximately 2 miles south of the village of Kerry.

Description - This woodland is situated approximately 260-350 metres above sea level. It is located on a steep west facing slope and is free draining. It is at the end of a narrow glaciated valley. It can only be viewed from one public footpath that runs initially along the river in the bottom of the valley and then up the side of the valley just beyond the woodland. The surrounding countryside is agricultural. There is no public access in or near the woodland.

Area - OS NO: 9539 - 21.22 Acres/8.59 Hectares

Timber - It was planted in 2010 with Sitka Spruce and Douglas Fir in straight lines up and down the slope.

Access - This woodland has the benefit of the following right of access through Lower Cwmydalfa Farm:

"The full right and liberty for the owners and occupiers of this woodland and for their tenants and servants in common with all other persons for the time being having the like right at all times for all purposes with or without horses, carts or other vehicles mechanically propelled or otherwise to pass and repass over and along the road or track shown coloured brown on the plan annexed hereto together with the right to make up the surface of such road or track into a hard road up to a maximum width of twenty feet if so desired".

This right of access is a dotted brown line on the attached plan of this woodland.
