Our Seller says:

"We bought the house in 2017 and it's been the perfect family house for our kids to grow up in. This was our first home together as a family, and gave us the rooms/space we needed. There are many reasons why we chose it. We liked the big bright rooms, with big pannelled windows throughout and lots of space for the kids to play and spend time together. It's in the nicest street in Bathgate close enough to walk into town but far enough out of town for it to be peaceful and quiet. There are also good schools nearby.  We loved the easily maintained mature garden with lots of wildlife.

We have a Nest heating system, so no more coming back to a cold house, this can be controlled from your mobile phone switching your heating off and on as appropriate. The nest will also send a message if there is any sign of fire or smoke in the house, great when you have teenagers and cooking disasters. The sitting room is our favourite room, we have lots of memories spending time with our kids watching movies and generally spending time as a family. This is a lovely big bright space to relax. I love some of the detailing in this room, the coving is especially nice with big windows that let in lots of light.

We love to go for walks through the forest and round the nature pond that is situated at the back of the house, or 10mins to the cycle path for a longer walk.  It's a lovely area for a walk and is a popular spot for dog walkers.

Our kids said: "We like the location of the house,” “and Bathgate has lots of great take aways.” “We can walk to Starbucks or costa and meet our friends or cycle down the cycle path with our friends". "We like how our neighbours are friendly and always speak to us.” “There is more for us to do in Bathgate than other places in West Lothian.”

On approach you are greeted with a monoblock driveway accommodating three to four cars and equipped with an EV charging point, this home is designed for modern living. The original double garage has been cleverly part-converted to create an inviting additional sitting room or fifth bedroom, while still providing ample space for vehicle storage or extra storage needs.

Step into the bright and spacious hallway, where high-quality wood flooring flows seamlessly into the lounge area. The lounge is a cozy haven, featuring a fireplace with a wood surround and a contemporary electric fire, complemented by a large picture window that fills the room with natural light. The expansive kitchen/diner is a chef's dream, boasting stylish two-toned units, a breakfast bar, and a sleek tiled floor. It comes fully equipped with an integrated five-ring hob, oven and hood, integrated dishwasher, and space for an American fridge/freezer,  patio doors open out to a beautifully landscaped garden. Adjacent to the kitchen, a separate utility room provides additional convenience, with access to the side of the house and space for a washing machine, tumble dryer, and extra storage. The separate dining room is perfect for formal gatherings.  A downstairs WC with a two-piece suite and a versatile reception room currently used as a home office complete the ground floor.

Upstairs, you'll find four double bedrooms. The luxurious primary bedroom includes his and hers built-in wardrobes and an upgraded ensuite. The additional bedrooms are equally impressive, with two featuring built-in wardrobes and fitted storage. A family bathroom and a Jack and Jill ensuite add to the convenience and comfort of this exceptional home. Externally the landscaped garden is an outdoor oasis with a private woodland backdrop, a patio, and a decked area, ideal for relaxing or entertaining.

Extras: All floor coverings, blinds, integrated appliances including five ring hob, oven and hood and dishwasher.
