Higher Well Farm - Immerse yourself in the idyllic lifestyle that your own private hedge-lined drive steers you towards.
This remarkable smallholding of almost 11 acres is arranged around its own courtyard and offers a beautiful 18th century farmhouse, detached 2-bedroom cosy cottage, outbuildings including a traditional stone barn, stores, wonderfully attractive landscaped gardens, patios and pond. In addition, there are fantastic equestrian facilities including an all-weather manège and a purpose-built American Barn with three Loose Boxes and extensive stabling suitable for horse boxes and heavy vehicles.
The farmhouse is simply stunning and seamlessly blends period charm with modern living. Immaculately presented throughout, every room absorbs captivating views of the surrounding gardens. Taking inspiration from the shape of a horse-shoe, this superb home offers three choices of access from beneath a functional veranda. Stepping into the timeless farmhouse kitchen, this is very much the heart of the home with the inviting warmth of its oil-fired Aga. A central island with breakfast bar dominates the room encouraging a lovely sociable movement and a superb place to spend time with family and friends.
A spacious inner hall gives one of two sets of double doors into the Orangery which circuitously flows through to the sitting room - again another example of the delightful open aspect to this terrific home.
The sitting room, flooded with natural light from its large sash windows, also showcases an original fireplace with oak lintel, slate hearth and open grate. The triple aspect Orangery overlooks the generous landscaped gardens rolling out before you with sweeping lawns and patios and doors invite you the same, bridging the gap between the two. A nearby pond provides a natural sanctuary for wildlife and a true spot for creative inspiration.
Downstairs also offers a home office with exposed beams nodding to the home's history, utility room and well-appointed shower/cloakroom.

Upstairs there are four bedrooms with some exceptional views across to Dartmoor and Ugborough Beacon.
The master bedroom currently leads into a dressing room which lends itself to a potential ensuite (strc). A modern family bathroom with separate shower completes the upstairs accommodation.

Outside, verdant pasture and gardens wrap around the farm like a huge virtual hug. Mature hedging, pretty flowering plants, beds and an abundance of tree lined boundaries bring a high level of privacy to your very own picturesque and tranquil corner of countryside.

Currently supporting a robust equine interest, there is a substantial range of outbuildings, barns and stores that offer versatility and that could be adapted for a variety of uses.

Swallows Hall At Higher Well Farm - Swallows Hall offers a welcoming sitting room with its log burner taking centre stage. A spacious farmhouse style kitchen/dining room with separate utility room lies beyond and with another access point makes the perfect spot to offload any outdoor clothing after a day out and about.
Upstairs there are two double bedrooms both benefitting from their own beautifully appointed shower rooms.

A superb 2-bedroom detached cottage offering the ideal space for extended families and friends to stay; it may even be of interest as an Air BnB or similar rural retreat to generate some income.

Summary - Nestled in their own quiet corner of the South Hams, Higher Well Farm and Swallows Hall utterly enchant you into another world entirely and are ready for the next generation to fall in love with them.

Situation & Amenities - With a hugely rich history that dates back to the Domesday Book Ugborough certainly looks the part. Life revolves around the large village square where sheep and cattle markets were once held and where the popular annual fair still takes place. The square is set against the backdrop of St. Peter's 12th century church, considered locally as the 'Cathedral of the South Hams'. The granite tower, which replaced the smaller medieval tower in the 16th century, can be seen from miles around.
A short walk from the square takes you to the cornerstones of village life - the parish hall, two pubs/restaurants, the pre-school and primary school (which are within the catchment of the renowned Ivybridge Community College with its World Class Quality Mark Award). Just south of Dartmoor, you may be surrounded by an abundance of countryside walks from Ugborough, but you are also close to the coast for watersports enthusiasts. There is swimming and surfing at a number of nearby beaches and the Salcombe and Yealm Estuaries are favourites with sailors. For more comprehensive shopping, leisure, sport and medical facilities, there is Ivybridge to the west and Modbury to the south. Both Plymouth and Exeter are within easy commuting distance via the A379 or A38 or indeed Ivybridge's own train station which also offers mainline services to London. Ugborough is a virtual oasis in the middle of open farmland in a beautiful corner of the South Hams.
