Property description & features

  • Tenure: Freehold
  • Detached house with charming curb appeal
  • Potential for a fifth downstairs bedroom
  • Unlisted property with plenty of scope and potential
  • Garage and delightful garden
  • Walking distance to Sherborne town centre
  • No onward chain
Positioned in a quiet location, off the beaten track, this predominantly stone built, detached and unlisted property under a slate roof is set back from the road behind flower beds filled with a variety of plants and lavender and attractively adorned by well-established climbing roses.
Approached via a covered porchway an original timber door opens into a large and welcoming hallway off which lies a comfortable sitting room. With a nearby downstairs bathroom, this sitting room could equally be converted into a bedroom if preferred. A further hallway to the rear provides access to the fabulously light dining/garden room converted in 2022, which enjoys lovely views and doors onto the gardens. The drawing room is towards the front of the house and benefits from a dual aspect and gas fire. The kitchen, whilst in need of some modernisation, is excellent and provides plenty of space for a table and chairs. There is a gas fired Aga (green), space and connection for a fridge freezer and dishwasher along with a range of wall and base units. Beyond the kitchen is a conveniently positioned and spacious utility room with Belfast sink, space and connection for a washing machine and further fridge freezer along with direct and very practical access to the garden.
Stairs rise to the first floor from the rear hall where there are three excellent double bedrooms and a single bedroom or study. The principal bedroom is light and bright with a very generous ensuite shower room with plenty of storage space. In fact, storage space throughout is notably good including in the family bathroom which serves the remaining bedrooms.

OUTSIDE
The gardens lie mainly to the rear of the property and provide a fantastic terrace that is the ideal spot to enjoy some al fresco dining. Beyond is an area of lawn bounded by a variety of well stocked flower borders and established shrubs with paths that lead to a small stone built shed and also give access around the side of the property to the front. An ornamental cherry and a Juniper tree take centre stage whilst a scented Daphne bush, old climbing roses and a Wisteria along the back wall all play their part in creating a wonderfully peaceful and attractive space. Conveniently, access can also be gained from here to a large workshop/store and through to the garage and road beyond. There is currently unadopted parking at the front of the house.
Without a shadow of a doubt this is a very special property that is now perhaps in need of a little modernisation, but offers huge potential just a short walk from the heart of this desirable town with numerous cultural, retail and culinary offerings.

LOCATION
The property is positioned off Long Street with little passing traffic and conveniently close to The Apples Surgery. Dominated by its ancient Abbey and school, Sherborne is arguably the most attractive town in Dorset, in fact it has been voted as the best place to live in the South West according to The Sunday Times. Numerous musical and cultural events occur throughout the year and there is a superb range of traditional shops and boutiques. The two castles, one of which was home to Sir Walter Raleigh, reflect the historic nature of the town, the centre of which is designated a Conservation Area, in which a policy of strict planning control operates to preserve its special character.
West Dorset is well known for its unspoilt landscape and there are many pretty villages and countryside walks nearby. The Jurassic Coast is a mere twenty miles away at Weymouth. This stretch of coastline, from Portland to Lyme Regis, with its spectacular cliffs, has recently been designated a World Heritage Site.
Communications to this part of the country are excellent. From Sherborne there is a regular train service to Waterloo in about 2 hours 15 minutes; the station is within walking distance. The A303 (linking with the M3) is a dual carriageway almost the whole way to the M3, thus putting London within a reasonable drive.

SPORTING AND RECREATION
The area is well known for its beauty and there is a network of bridleways and footpaths which cross the countryside making it ideal for walking, bicycling and riding. Water sports can be found at Sutton Bingham Reservoir (near Yeovil) or on the south coast and racing at Wincanton, Salisbury, Bath or Exeter. Golf at various courses including Yeovil, Sherborne and Dorchester. There are numerous cultural events and venues including the recently renovated Sherborne House, Dorset’s premier cultural hub.

EDUCATION
The area is noted for its independent school with Leweston, Sherborne Boys, Sherborne Girls, Sherborne Prep, Perrott Hill, Hazlegrove and Millfield all within easy reach. The Gryphon secondary school is highly rated and very easily accessible.
