The subject property is approached via a track, some ¼ mile in from the B4333 Newcastle Emlyn – Cynwyl Elfed district road with the original track leading down to the Homestead of Maesypwll (separately owned) with access to the second cattle grid along this track, and a further track branching off earlier on, giving access to enclosures along the Northern aspect of the block, and a further internal private purpose made track then running down along the Western aspect of the block through the wooded area to reach the Southerly end of the block.
The property lies some 1¼ miles form the hamlet of Hermon, which comprises of a number of dwellings and chapel. The village of Cynwyl Elfed is a further mile distant and has primary school, community centre, grocery, public house and filling station. The market towns of Newcastle Emlyn and Carmarthen are some 6½ and 11½ miles distant respectively.

DIRECTIONS – From the outskirts of Newcastle Emlyn Town Centre, take the B4333 road for Cynwyl Elfed. Stay on this road, and go through Maudsland Square, and around the series of bends. You’ll pass a wood processing yard on the left hand side. On passing this, the entrance for Maesypwll will be seen on the right hand side with name plate erected, and carry on over to the first cattle grid, where the track divides into two. The land will be seen on the right hand side on the track leading down to Maesypwll Homestead (right of way ending at the next cattle grid further down) and on the left hand side of the track heading over on the Westerly aspect track, which then joins up with the private purpose made track leading down through the wooded area on the Western boundary.
Description
The block consists of several sizable pasture enclosures, being level to gently sloping and in general good heart, and being primarily fenced for cattle, with a private water supply fed to strategically located troughs on the block. Access can be had to the majority of the fields via the two main tracks or the internally created track bounding with the woodland. The woodland lies mainly on the Western valley boundary, and slopes down to bound with a stream on the bottom. Two parcels of broadleaf wood (stock excluded and BPS claimable) are more level and located in the centre of the block, with one of them bounding with the internal track.
We note that two public footpaths cross the land from a Northerly and Westerly aspect and both join onto the access track leading to Maesypwll’s Homestead.

Agent’s Note
The Vendor has vastly improved the land since purchasing it, with the pastures currently used for beef and previously dairy production. The adding of the internal Western track has greatly eased access for machinery to parcels lying on that side of the block, as well as sympathetic environmental works to existing and creating new blocks of woodland, which would be of interest to those parties considering the future of agricultural policy with the impending Sustainable Farming Scheme, now to be introduced in 2026, which will consider the carbon footprints of farming businesses in the principality.
