THE PROPERTY
A gloriously located, delightful detached cottage occupying an idyllic rural position on the outskirts of a private village and has been updated and modernised over recent years including being re-roofed and having a new boiler fitted about 5 years ago, together with a new control system and oil tank. Presenting predominantly colour washed rendered elevations under a slate roof with a rear brick extension, this charming cottage, as its name suggests, was the laundry house for the estate for many years. It is located at the end of a no-through drive and internally has versatile and well-proportioned accommodation of over 1700 sq ft arranged over two floors. The entrance lobby leads into a large reception/sitting room, which has a double height ceiling and is believed to have been the original drying room for the laundry, measures over 30’ in length and features a large brick fireplace housing a wood burning stove, pamment floor and dual windows to the front and rear aspects and a further door to the front. The large kitchen/breakfast room is fitted with a wide range of base units under work surfaces with integrated twin fridges, freezer, hob and Neff double oven. There is also a dishwasher, further plumbing for an automatic appliance, boiler cupboard, matching two tier cupboard and windows to the front and side aspects. The inner hall has the stairs leading to the first floor and leads to two double bedrooms and a bathroom. On the first floor there are two further bedrooms, a bathroom and a large walk-in airing cupboard.
OUTSIDE
Located on the east side of the cottage is an integral workshop/store, which was once used with its borehole to provide water to other parts of the estate and the original pump is still in situ. This area could be converted and reinstated back into further accommodation and planning permission has been granted, together with building regulation approval for this and further works, so could be commenced without delay. Located centrally in its plot the cottage is surrounded by gardens, predominantly laid to lawn with mature trees, including an oak to the front, a recently restored brick outbuilding to the rear and is completely surrounded by countryside with farmland and wooded areas on three sides and an MOD woodland on its west boundary. In all 0.95 of an acre (subject to survey).
LOCATION
Laundry Cottage is idyllically situated at the end of a no-through lane, completely surrounded by countryside with no near neighbours and lies 0.35 of a mile from the centre of the charming and tranquil small private village, set deep in the countryside. The village is accessed over a private drive 0.75 of a mile from a public road, yet only 20 miles from Bury St Edmunds and 7 miles from Thetford. West Wretham Village, not to be confused with Wretham or East Wretham, has been owned by the same family for a number of years, along with the adjoining farmland, and comprises a pleasing mix of 19 houses, a former horse stud and yard, all set in and around paddocks and farmland.
The village is set deep in the heart of The Brecks along with its neighbouring village of East Wretham, which is on the national cycle route 13, part of the national cycle network. East Wretham Nature Reserve lies a few minutes away and there are endless footpaths and walks to enjoy and Thetford Forest Park is only about 10 minutes by car. The nearby town of Thetford provides a good range of everyday shopping facilities, schooling in the public and private sectors and a good range of leisure facilities including health clubs, swimming pools and golf clubs. For the commuter there is easy access onto the A11 and there is a railway station providing services to Cambridge (connecting to London Liverpool Street and Kings Cross) and Norwich. The cathedral town of Bury St Edmunds lies just 20 miles to the south and offers an excellent range of amenities with schooling in the public and private sectors, extensive shopping facilities and a good range of leisure facilities.
DIRECTIONS
On the A11 heading north at Thetford, take the exit to Croxton. Continue through Croxton village and upon leaving the village, take the right turn, signposted ‘Wretham/Watton’. Proceed for a further 3 miles and take the left turn into a drive with green signs for ‘WRETHAM HALL ESTATE – PRIVATE & THORPE FARM’. Continue along this drive for 0.5 of a mile, taking the left fork bringing you into the village. Once in the village take the first left turn and continue for over 0.35 of a mile and Laundry Cottage will be found.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 24, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 17, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
