Hermon is some 1 ½ miles distant and the village of Cynwyl Elfed a further 1 mile distant and has primary school, community centre, Church and Chapel, village stores, public house & filling station. The market town of Newcastle Emlyn is some 5 ½ miles distant and has a varied array of everyday facilities.
Viewing – At any convenient time with a copy of these particulars. VEHICLES NOT TO BE DRIVEN OVER THE LAND.
Services – Natural water resources lie on the land, but prospective purchasers to satisfy themselves regarding its reliability of supply. Prospective parties also to investigate themselves regarding the location of the nearest mains water supply pipes.
Directions - From Newcastle Emlyn Town Centre outskirts, proceed on the B4333 Cynwyl Elfed road and carry on for some 5½ miles or so, going through Maudsland Square and go round one bend and as you come to the ‘S’ bend, you’ll see the entrance for Ffosyffin on the right hand side. Turn onto this track and go up it until coming to the gateway on the left hand side with our ‘For Sale’ board erected. (The track leads further onto the property Glanrhyd, which is primarily accessed from the B4299 Bryn Iwan Road).
Description – The block is divided into two parcels: The trackside field down to a pasture ley in good heart and suited for cropping purposes and amounts to some 8 ½ acres. The inner enclosure is more for rough grazing/amenity purposes and could lend itself for a future environmental scheme (e.g tree planting) if so desired. The inner field bounds with a planted area of woodland. Acreage is some 4.75 acres or thereabouts. The block is boundary fenced for sheep as a whole. Natural water resources probably lie in the inner field.
IACS – The block is registered for this purpose. BPS Entitlements are available to purchase by SEPARATE NEGOTIATION.
Agent’s Note – A conveniently situated parcel of land, providing various use options between the two parcels for either existing farmers/investors/parties wishing to own land for the first time.
