DESCRIPTION
The property comprises an attractive block of primarily commercial arable land with a small parcel of grass to the north west. The fields are bordered by hedges and trees with a network of internal tracks and some infield ponds and trees.
The land is classified as Grade 3 by the Provisional Agricultural Land Classification Sheet and identified as being part of the Brockhurst 1, Gresham, Sustead series which is typically loamy: coverloam over till. mostly suited to a combinable cropping rotation.
Access to the property is directly from Flowerpot Lane or the A140.
There is access to the southwest corner from the Green Lane/Byway along the western edge, although this is unsuitable for heavy agricultural equipment.
TOWN & COUNTRY PLANNING &
PROMOTION AGREEMENT
The Greater Norwich Local Plan was adopted in March 2024 with 1,800 houses or thereabouts allocated for development as part of a scheme to deliver a Long Stratton bypass.
While parts of the land at Flowerpot Lane may suit an early application if the Local Authority struggles with non-delivery of housing over the next few years, it is likely that the main Long Stratton development will provide the allocated numbers for the village for some time. Thereafter, the land at Flowerpot Lane would appear suitable and sustainable, subject to planning permission being granted.
The bypass has planning permission and is due to start imminently. The presence of the bypass which connects with the A140 immediately at the southeast corner of the land means that as well as good access from Flowerpot Lane, we anticipate improved access to the south eastern side of the land direct from the current A140.
The purchaser/s will be deemed to have full knowledge and have satisfied themselves as to any planning matters that may affect the property. South Norfolk District Council are the relevant authority.
