Description

Garrymore dates from about 1910. It is a handsome house surrounded by mature grounds and being at the end of a 200m driveway, it is wonderfully private. On the ground floor two beautifully proportioned formal rooms sit either side of the original front door and reception hall; the dining room has a fireplace, bay window and a butler’s pantry whilst the impressive drawing room spans the entire south side of the house. It has a lovely big bay window, a fireplace and access to a Mozolowski and Murray conservatory that was added to the house in 2001. The conservatory has doors into both the walled garden and the main garden. At the heart of the house is an open plan dining kitchen. Other ancillary rooms on the ground floor include a pantry, larder, utility room, office and large bootroom/store. On the first floor the main bedroom has an en suite bathroom and there are four further double bedrooms which share a bathroom and a shower room. A large attic which has four rooms (2 store rooms and 2 former bedrooms) is currently accessed via a hatch in the main bathroom. The attic floor offers potential for conversion into additional accommodation subject to re-instating a staircase and obtaining relevant permissions. Garrymore has been the much loved home of the current owners for almost 50 years, during which time it has been maintained and improved, however it is now ready for its next programme of modernisation.

Outside
The grounds at Garrymore extend to approximately 2.5 acres. There is a parking area between the house and the outbuildings on the north side of the house. The walled garden has potential to be beautiful with its paths, herbaceous borders, greenhouse and potting shed. An expanse of lawn wraps around the southwest of the house and mature woodland provides shelter and privacy at the west end of the grounds. The garden has many mature plants including a climbing hydrangea and a magnolia that look fabulous at the front of the house in spring. A pedestrian gate at the north eastern corner of the garden leads to a grassy track which connects Garrymore with the Coupar Angus Road. A fence across this track marks the boundary of Garrymore's ownership, however the property has the right to walk and cycle over the full length of the track until it meets the Coupar Angus Road.

Outbuilding
The former stables, tack room, cart shed and hayloft form an attractive outbuilding beside the parking area at Garrymore. This building still has its original timber-lined walls and hayloft. Whilst it makes a very useful workshop, tool and garden machinery store, this may also have potential for conversion into an office or guest accommodation (subject to permissions).

Location

Garrymore is situated at the end of a 200m tree-lined driveway in the sought after Rosemount area of Blairgowrie. Rosemount is a peaceful and leafy neighbourhood and home to Blairgowrie’s well known golf course. Blairgowrie is a busy rural town well served with supermarkets, cafés and restaurants as well as legal and medical services. Perth and Dundee have a much broader range of amenities and cultural opportunities, and are almost equidistant being 15 and 18 miles away respectively. The countryside around Blairgowrie offers plenty of activities for those who enjoy the outdoors; there are three golf courses at the Blairgowrie Golf Club, together with courses at Alyth and Dunkeld. Glenshee Ski Centre is 26 miles north and the Perthshire hills and Angus Glens are very accessible from Blairgowrie. Fishing is available on the Ericht, Isla and Tay and there are some excellent mountain bike tracks at Alyth and Dunkeld. There is primary and secondary schooling in Blairgowrie with private schools including Craigclowan, Glenalmond, Strathallan, Kilgraston and The High School of Dundee, all within 30 miles. There are train stations at Perth, Dundee and Dunkeld. Dundee Airport has direct services to London and Edinburgh Airport (56 miles) has a wide range of domestic and international flights. All distances and travel times are approximate.

Broadband availability and predicted speed: obtained from Ofcom on January 11, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 11, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
