DESCRIPTION

45 Gortsons Lane is situated on the edge of Little Neston, occupying a peaceful setting off a quiet privately owned lane. Being slightly elevated, the house benefits from spectacular south westerly views across the Dee Estuary to the Welsh Hills, and, to the front, across farmland.

The building dates from 1960’s but in recent years has been subject of a comprehensive scheme of extension, reconfiguration and general upgrading, both to the house itself and also the grounds which have been re-landscaped. The house now provides spacious and highly adaptable accommodation arranged over three floors, and superbly appointed throughout and ideally suited for family living as well as those seeking to downsize from a larger property to retain a semi-rural environment on the edge of a village and close to local services.

Off a spacious reception hall with turned staircase to galleried landing are all ground floor rooms. The open plan kitchen with seating and dining areas provides s fantastic everyday living space, including sliding doors opening out to the wide flagged terrace. There is a range of quality wall and floor units incorporating plenty of storage, integrated Bosch appliances to include double oven, microwave and warming drawer, fridge and freezer. Off the kitchen is a useful utility with boiler, and a recent addition is the flights of stairs to serve the lower ground floor which also has independent external access and includes a lounge, bar area and shower room. The remainder of the ground floor comprises a further snug, shower room and integral garage which has electric up and over door and also houses the pressurised cylinder tank.

At first floor level there are four spacious double bedrooms, all with fitted wardrobes or, in the case of the master bedroom, which overlooks farmland at the front, a large dressing room with plenty of wardrobe space, and an en-suite shower room. The three other bedrooms benefit from views across the estuary and there is also a fifth bedroom or study and fully fitted family bathroom with separate shower.

LOCATION

45 Gorstons Lane occupies a semi rural location on the edge of Little Neston, towards the southerly end of the Wirral Peninsular, and is just 10 miles to the west of the historic city of Chester. Little Neston has a small parade of shops providing local services, with a wider range in the market town of Neston which is within a couple of miles. Chester offers more comprehensive services complemented by out of town of retail parks including The outlook village at Cheshire Oaks.

Schooling in the area is well provided for with Woodfall Primary, which is rated Outstanding by Offsted, within short walking distance of the property, as is Neston High School. Additionally, there is Wirral Grammar Schools for boys and girls, West Kirby, Upton Hall, St Anselms and Calday, along with a good selection of private schools nearby including Birkenhead School and The King’s and Queen’s Schools in Chester.

On the recreational front there are football and rugby clubs locally, and at Neston a sports club, supporting cricket, tennis, squash and hockey. For those wishing to play golf there are courses at Heswall, Caldy and Royal Liverpool at Hoylake, and for the boating enthusiasts, sailing clubs on the Dee Estuary and Marine Lake at West Kirby, and rowing in Chester on the River Dee.

COMMUNICATIONS

The area enjoys excellent road communications being convenient for the M53 and M56 motorways which are 5 and 6 miles respectively allowing for ease of travel to all areas of commerce throughout the North West including the Chester Business Park, Deeside Industrial Park and Wrexham Industrial Estate. Liverpool and Manchester are within daily commuting distance and are both served by international airports, and for travel to London there is a 2 hr service from Chester station to Euston and from Neston a regular service to Liverpool.

OUTSIDE

45 Gorstons Lane is approached off a privately owned lane via a pair of gated entrances to a wide stoned drive in front of the house. The gardens are to the rear and south west of the house, and have been well landscaped, providing wide lawns, interspersed with floral and herbaceous borders, and a path leading down to a further lawn where there is a timber and felt garden room, presently being used as a gym with light and power. There is a covered seating area and space for a hot tub.

Against the rear elevation of the house is a wide flagged terrace, recently created. It is a superb amenity for the property and can be accessed from the main everyday living area in the house as well as from two flights of steps from the gardens. There is also a large storage area beneath part of the terrace.

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 29, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
