2 Ardbeg Road is located on the Island of Bute on the west of Scotland and enjoys a coastal position within the ribbon settlement of Ardbeg which connects the main town of the Island, Rothesay, with the northern settlements of Ardbeg and Port Bannatyne.

The property enjoys a slightly elevated setting and from where there are panoramic views out across Rothesay Bay, east to the upper reaches of the Firth of Clyde and the North Ayrshire land mass and north to the mountains and glens that border the entrance to the East Kyles of Bute and the head of Loch Striven. Rothesay Bay is something of a changing spectacle with the comings and goings of yachting and pleasure boating craft as well as the scheduled movements of the distinctive Caledonian MacBrayne ferries.

Rothesay is the capital and main town of the Island of Bute. It has thriving shopping, leisure and educational facilities including a larger sized Co-op. Caledonian MacBrayne operate a frequent ferry service from Rothesay to Wemyss Bay, which has direct rail links to Glasgow. A second ferry service runs between Rhubodach on the northern side of Bute to Colintraive giving short crossing access to the mainland, Argyll and the West Highlands.

The two nearest airports are Glasgow and Prestwick, which are a circa 40 and 50 minutes’ drive respectively in normal driving conditions from Wemyss Bay.

Travel Directions
From Glasgow, travel west on the M8 to Greenock, and then continue on the A78 to Wemyss Bay. Take the Caledonian MacBrayne ferry to Rothesay circa (35 minutes). On arrival at Rothesay, disembark then turn right onto the A844 proceeding along the coast in a northerly direction for about 0.9 miles to find 2 Ardbeg Road on the left-hand side."
