Charming character home

Description

Carpenters has been lovingly extended and renovated by the current owners and offers an abundance of period charm. It is positioned in the heart of the desirable and much sought after village of Calcot, within the beautiful Coln Valley.

This property is a character home offering well-proportioned living accommodation, with 4/5 bedrooms and is arranged over three floors. The generous kitchen-dining room extension, is the real heart of the home, offering fabulous space for the family and for entertaining. The room has a vaulted ceiling, and is full of natural light, with double doors leading to the garden and sun drenched patio; perfect for those long summer days! At the rear of the kitchen, a couple of steps rise to the pantry with a Belfast sink and a Miele equipped utility room.

The sitting room is comfortable and spacious, with views to the patio and garden, it has a stunning fireplace with a two-way wood burning stove. Just off this is a guest W/C, and a few steps down, leads through the hallway, into the sizeable snug with a TV, and built in shelves and storage.

Also on the ground floor is a guest suite with adjoining shower room, this space could easily be used as a formal dining room or home office space. This room forms part of the 17th Century property and has the original ceiling beams and log burner.

The porch entrance from the street opens to an entrance hallway with storage cupboards, and the staircase leading up.
As you ascend to the first floor, there is a family bathroom/shower room which serves the two bedrooms opposite, and the fourth bedroom located on the second floor.

The principal bedroom has a vaulted ceiling, built in wardrobes and a beautiful ensuite bath and shower room, with a roll-top bath and double sinks. The views from this room are outstanding as it captures the rolling countryside beautifully.

The garden is a large expanse of lawn which runs up towards the paddocks and is bordered by well-established trees and hedges, with a vegetable plot at the far end, plus a garden shed.

There is off road parking through the lovely driveway, which is shared with a neighbouring cottage.

Finally there is a secure garage which sits behind large wooden gates and is perfect for additional storage or for a small car.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 3, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
