Location
Buckfastleigh is a small market town situated beside the A38 Devon Expressway, providing a direct link to the cites of Plymouth and Exeter as well as the M5, which makes it a great location for commuters. The town itself has a Primary school, Health centre, Post office, Newsagent and Co-Operative store, along with a variety of cafes, shops, and pubs.

The town offers a wide range of tourist attractions, such as an open-air swimming pool, the historic Buckfast Abbey and grounds, Pennywell Farm, the Butterfly and Otter sanctuary and the South Devon Railway.

The Norman town of Totnes is approximately 7 miles away providing a wide range of amenities and shops, including a mainline railway station getting to London Paddington in approximately 3 hours.

Description
Dating back as far as the 17th century, 71 Fore Street was formerly a restaurant and takeaway sat in a prominent position in the centre of Buckfastleigh.

The property is deceptively spacious and has a wealth of character features, including original timber beams and wooden floors, original flagstones and stonework, along with large stone fireplaces and a former bread oven believed to date from the late 19th century.

Along with the commercial/restaurant unit at the front, there is a private self-contained 3 bed apartment at the rear, spanning to the first floor, this comes with good sized private courtyard garden and parking space.

The restaurant area to the front comprises of a serving counter and modern pizza oven, with additional service area behind. To the rear is a stainless-steel commercial kitchen along with the original bread oven, which is now decommissioned, there is also a sperate WC.

The self-contained 3-bedroom apartment is accessed via the rear of the property. On entering there is a good size dining and domestic kitchen area which then leads into a living room. The living area has a built-in storage cupboard and cast-iron wood burning stove, set in a stone fireplace.

On the first floor are 2 generous sized doubles and a single. The larger bedroom sits at the front of the property and has an ensuite shower room. The family bathroom has a white suite with bath and shower cubicle.

Outside the rear garden is laid to paving and boarded by mature shrubs and bushes. There is access from here to the parking space.

This property has huge potential and does require full refurbishment throughout. Subject to the necessary planning consents being obtained there is also the possibility of converting the whole property to residential accommodation.

Places of interest

Modern Move is based in the beautiful market town of Buckfastleigh which sits on the edge of the stunning Dartmoor National Park and a short distance from the River Dart, making it a hotspot for outdoor activities including hiking, kayaking, climbing and riding. It is also located conveniently just off the A38 Devon Expressway, providing a direct link to the cities of Plymouth and Exeter as well as the M5, so is a perfect location for commuters. Buckfastleigh not only lies at the foot of Dartmoor but also at the gateway to The South Hams, with beautiful rolling countryside and picturesque beaches and coastline this is a very desirable area, and a popular holiday destination. The reason we decided on Buckfastleigh as our location is not only due to living locally, but it gives us the perfect position to cover the whole of the South Hams and South Dartmoor, two areas that we love.
