Description
The land at Branstoon Booths extends to 238.02 acres (96.32 hectares) of Grade 2 arable land. It can be farmed as a satellite unit having good road access to the wider region or added to an existing unit in the locality. The property is located in a productive farming area with root crops grown across the land. Vacant possession will be provided following termination of the current tenancy on 10th October 2024.
The land is in one block with access directly from Middle Fen Lane, each field benefits from its own access directly onto the highway. The land has previously been entered into a Higher Lever Stewardship Agreement, the agreement has now ended with the land in reversion to arable production.
The fields are of a good size and regular shape for modern farming practices, divided by dykes and grass margins. There is a concrete pad located in the center of the land accessed directly from Middle Fen lane, this has previously been used for storing sugar beet and other farming inputs.
It offers potential for expansion and possibly erection of a farm building subject to obtaining the necessary planning consents.
The land is classified as Grade 2 on the Agricultural Land Classification Maps with the soils forming part of the Adventurers 2 soil series. These are described as deep peat soils over variable subsoils usually sandy sometimes gravelly. These soils are very productive capable of growing, potatoes, sugar beet, field vegetables and combinable crops.
The land has previously been entered into a Higher Lever Stewardship, allowing for a good entry, this autumn. All the land shall be cultivated prior to harvest.
Location
The land is located to the east of the village of Washingborough, where there is a good range of amenities including school, convenience store and public house. The city of Lincoln lies to the west and has a wider range of services including supermarket, out of town retail centres and a number of schools.
The A15 can be accessed easily 2 miles to the west which provides access to the A46 in the north and A17 in the south allowing for good access across Lincolnshire. There are regular train services from Lincoln to London Kings Cross, taking approximately 1 hour and 55 minutes.

Broadband availability and predicted speed: obtained from Ofcom on April 26, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
