Property description & features

  • Tenure: Freehold
Description
Kohala House is an interesting and rare attached period home. It was established in 1906 as an extension to the rear of Northernhay (c 1880’s) by architects Salmon & Son & Gillespie. The title was officially split (c 1948) with Kohala House retaining part of the 1880’s building, and a further extension was added in the 1960’s, now featuring a breakfasting kitchen. The title split is such that the majority of the gardens on the site fall to Kohala House and they are formed mainly to the south side of the house.

Kohala House is of cream painted harled exterior and all is under a slated roof. It is set within the gardens mentioned above which have been carefully and strategically stocked to ensure year-round interest, colour and pleasant summer scents. Pollarded limes at the fringes provide a sense of symmetry, shelter and very pleasant amenity.

The accommodation is laid out over two light and bright and easily managed levels. Throughout the house there has been the sensitive preservation of historic features, picture rails, period timbers with distinctive and detailed carving, leaded and stained glass, feature fireplaces and the interesting and somewhat rare reinforced arched lintel in the sitting room. The house is presented in fresh decorative order throughout and it enjoys a prime, mature and convenient location close to the heart of Kilmacolm village.

Ground Floor
Outer door to double glazed canopy covered entrance hallway with terra cotta tile floor, cream painted harled walls and 1906 inscription plate. Secondary outer door to entrance reception hallway with terra cotta tile floor and rich period timber wood panel to three quarter height, glazed door with matching side screens to fine full width sitting room with feature corner bay windows with window box seating, central focal point fireplace in terra cotta tile with warming log burner inset. Exposed ceiling beams flank the distinctive arched lintel. From the sitting room there is access to the understairs gas central heating boiler, hot tank and storage. A leaded stained glass door leads from the hallway to a formal dining room with shallow press, ornately carved natural timber fireplace with terra cotta tile hearth and fire brick slips, feature carved archway timbers, picture rail, ceiling rose and cornice. An inner corridor, off which are two storage cupboards, leads to a well-equipped and integrated, exposed timber cabinetry kitchen by Burndale with durable polished stone worktops.

First Floor
Staircase leading to quarter landing with door to main family bathroom with complementary coloured splashback tiling and pebble detail ceramic. Full upper hallway leading to bedroom 1 with full width mirror fronted fitted bedroom wardrobe, shallow press, picture rail and cornice, bedroom 2 with feature corner window formation, custom built study furniture, wardrobe, picture rail, bedroom 3 with corner window formation (presently set up as spare bedroom / study). Well fitted shower room.

Outbuildings:
Timber garage offering storage for garden equipment and general-purpose stores.

Gardens
The gardens are bounded for the most part by a substantial stone perimeter wall. An arch is formed at the main access gate and leads to a gravelled courtyard with stocked raised planters and concealed refuse storage area. A contorted hazel, pieris and clematis are at this rear sheltered area. A gate leads to the front gardens which are arranged on two main levels. The upper level is a mature lawn with scalloped edges and well stocked flower beds, stone steps (with geological stones from around the world) lead to lower gardens which are to a further mature lawn, with double gated access to Duchal Road. The gardens are split by a mature and very well stocked rockery with small pond. The rockery is stocked in such a way as to provide year-round interest, colour and pleasant summer scents. In all, the gardens are bounded by the aforementioned stone wall with pollarded limes and copper beeches, underplanted with stocked beds, rhododendrons and alpines.

Situation
Kohala House is situated on well-established Duchal Road within the recognised mature residential heart of Kilmacolm village. Kohala House is on Duchal Road, and is attached to Northernhay which fronts onto Gryffe Road. Kohala House was designed by acclaimed historic architects James Salmon & Son & Gillespie, and there are a number of notable examples of his work in Kilmacolm village.

Kohala House occupies generously proportioned and beautifully stocked gardens which enjoy very pleasant views towards the countryside to the south and southwest of Kilmacolm.

The centre of the village is approximately 600 metres away and is a pleasant generally level walk. Kilmacolm village centre has, in the past, been redeveloped and landscaped. The centre is picturesque, with both a traditional butcher and also a fishmonger which are popular amongst the local community, together with a larger type Co-op, a pharmacy, and village restaurants and coffee shops. The community centre and library are located in the village centre, which typically hosts a farmers market at the start of each month.

The village has a thriving social community and there are clubs catering for golf, tennis and bowling. Kilmacolm Golf Club is about 0.3 miles away to the northern side of the village. The course is a challenging 18-hole heath/parkland course designed by the acclaimed course architect James Braid. The village has an excellent health and fitness centre at Birkmyre Park.

Surrounding countryside is some of the most attractive in West Renfrewshire and for the outdoor enthusiast this is fine walking country. The Sustrans cycle track leads to and connects with many other parts of central Scotland.

The Knapps is famed for its brown trout angling and the River Gryffe has runs of salmon, both require fishing permits. There are some small shoots run locally as well as rough shooting, both of which can be arranged with local land/estate owners.

Castle Semple Loch offers inland sailing and the Firth of Clyde has excellent chandlery and marina services at Inverkip, Greenock, Largs and Ardrossan as well as some of the UK’s most scenic and enjoyable coastal sailing.

Kilmacolm has an excellent local primary school as well as the independent St Columba’s School (both within easy walking distance). St Columba’s has an enviable record of academic achievements, which richly deserves it’s sought after label.

Within 10 miles of the village there are major supermarkets and retail stores including Tesco, Morrisons, Asda, Lidl, M&S and Next. The Braehead and Silverburn shopping centres are around 15 miles to the south where one can find a range of high street stores. Braehead also has an IKEA furniture store.

Glasgow, at a distance of 17 miles, is host to a number of other schools and higher education facilities including the Royal Conservatoire of Scotland, as well as many other cultural and leisure services normally associated with a major international centre.

Kilmacolm village has a regular bus service to Glasgow and there are main line rail links at Langbank (4.5 miles) and Johnstone (7 miles). Glasgow Airport is only 10 miles and offers domestic and international flights.

The A761 through Kilmacolm leads to the A737 and subsequently to the M8 motorway corridor which provides fast access to central Scotland and beyond."
