Set within a striking historic B listed mansion house, 6 Arthurstone House offers a unique blend of period drama and modern convenience. The property boasts elegantly proportioned rooms adorned with period features, creating a timeless charm. Arthurstone House is an impressive country house which was built in the late 1700s and carefully converted into bespoke houses and apartments in 2006.

The history around the naming of Arthurstone House is reputed to have come from a stone dedicated by the legendary Arthur to his wife Guinevere. The earliest parts of the present house date from around 1789 when it was rebuilt by Captain James Ramsay upon older remains. In 1838, the then owner, Patrick Murray of Simprim, commissioned William Burn to add the Victorian wings facing southeast and northwest, although much of this work was subsequently dismantled by his son-in-law, Admiral Brunswick Popham. Then in 1869 the house had come into the hands of Peter Carmichael, head of the renowned jute spinners and manufacturers, Baxter Brothers of Dundee. He added the library and billiard room and the house remained in the Carmichael family until 1990. Subsequently the house was used as a preparatory school until this closed in 2003. The house was then completely refurbished and converted in 2005 to the current residential properties with as many traditional features being preserved where possible.

The property maintains the feeling of a stand-alone house and provides the many benefits of having access to the generous and well-maintained communal grounds. The house is accessed through a private entrance from the main courtyard.

The impressive lounge has a log burning stove and with its grand French doors, opens directly onto the gardens, offering stunning views and a seamless connection between indoor and outdoor living. The superb dining kitchen is spacious enough to accommodate a large table, making it a perfect space for family gatherings and entertaining guests.

This exceptional home features four bedrooms, including a main bedroom with an ensuite shower room. The large family bathroom and a guest cloakroom with a toilet adds further flexibility. There is ample storage throughout the property which helps to keep everything neatly organised.
Externally, the property is equally impressive. It includes two garages, providing secure parking and additional storage space. There is private and guest parking available, ensuring ample space for visitors. The extensive grounds surrounding the mansion house offer a tranquil setting, perfect for enjoying the outdoors in peace and privacy.

Access to Arthurstone House from the main road is taken along a mature, tree-lined driveway, creating a grand and inviting entrance. The property is set within beautifully maintained communal grounds that extend to approximately 35 acres, offering a serene and picturesque setting for residents. The parkland setting provides stunning views of the Sidlaw Hills, adding to the property's charm and appeal.

Within the expansive grounds, residents can enjoy a variety of amenities, including tennis courts and a curling pond, ensuring there are plenty of recreational opportunities available. The well-maintained walking paths laid out within the woodlands offer a tranquil retreat for leisurely strolls and a chance to immerse oneself in nature.

Arthurstone House presents an idyllic lifestyle, combining the elegance of historic architecture with the beauty of its natural surroundings, creating a unique and desirable living environment. EPC- D
