The wonderful views to the front overlook the town of Llanwrtyd Wells and the surrounding Welsh hills and mountains. This period property offers good sized accommodation and boasts features including sash windows, a wood burning stove and has been luxuriously modernised during the current owner's tenure.

Upon entering the property, you are welcomed through a recently constructed porch with seating area perfectly designed to take in the views, into a fair sized hallway. To the left there is a reception room which could be utilised as a fourth downstairs bedroom with modern fitted shower room off. The shower room enjoys a large understairs storage cupboard. There is an open plan kitchen/dining room also accessed from the hallway, the kitchen area having ample space for food preparation and cooking with additional breakfast bar area. Within the dining area, there is a woodburning stove, making it a lovely snug. On the first floor, there are three bedrooms of which two enjoy the great views the front and the third overlooks the rear garden. All the bedrooms are double in size, and the main bedrooms enjoys sizeable fitted wardrobes. There are original features in abundance, such as fireplaces which have all been maintained to an exceptional standard. There is a bathroom enjoying a modern suite of panelled bath, low flush WC, pedestal wash basin and separate shower cubicle, with useful fitted airing cupboard.

Externally, the property is approached from a country lane over a large gravelled driveway, with ample parking for numerous vehicles. The driveway sweeps down to a timber constructed triple garage, great for storage and with plenty of room for vehicles, measuring 8.79 x 5.33m, having light and power laid on.  The grounds in general are laid mainly to lawn, gently sloping down to the boundaries, and immediately surrounding the property are raised patio areas - the perfect spaces for relaxing, whilst taking in the views and enjoying a morning cup of coffee or evening glass of wine. To the rear of the property is a further patio area, with raised beds and vegetable garden, and the boiler room attached to the back of the house doubles up as a useful garden stores.

The property is located in a rural position on the outskirts of the small hamlet of Cefn Gorwydd a couple of miles from 'Britain's Smallest Town', Llanwrtyd Wells on the River Irfon. Llanwrtyd Wells is one of the smallest towns in Mid-Wales, sitting astride the River Irfon. With a population of approximately 850, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – The upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.
