SELLERS COMMENTS
I loved this flat the moment I walked in the door. I was so happy with the fantastic décor and work that had been put into it; a really smart, good looking ground floor home!

Due to a change in personal circumstances, I needed to sell our old house which needed a lot of work. As a single parent with two young children, I wanted a safe, happy place to see the children through school, where we were still close to family and the lovely Crystal Palace triangle. This flat and it’s really good storage spaces were ideal for us.

I will miss the peace and lovely, lush lawn outside my window. Although we are near the main road it is surprisingly quiet and only gets busy twice a day as would be expected, but it is actually not a bother.

If I move too far I will miss the Norwood Recreation Ground a few minutes away by Hermitage Road. A great place to walk and have a pizza from the café with the kids at the weekend or just sit and let the world go by under a shady tree. I will miss having such a pretty, quiet flat with good neighbors and good local services and things to do. I’m almost wondering why I’m leaving it now!

We have lots of green space here and the close neighborhood is full of woods, parks and meadows; all remnants of the Great North Wood and within easy walking distance. The Crystal Palace triangle is full of great independent shops selling gifts, furniture, art, clothes, and books, as well as lots of authentic grocers including Greek and Polish stores. Of course, we do have a good major supermarket with three hours of free parking too and on top of that a huge selection of restaurants, cafes, coffee houses, bars and pubs. The Haynes Lane organic and farmers market is very popular selling delicious homegrown/home-prepared food and is a real treat on a Saturday morning! The Everyman Cinema on Church Road is on several bus routes or a short walk from our flat, and there is also the Upper Norwood Library Hub on Westow Street which has become a thriving community arts center with something for everyone to get involved in.

Of course, I can’t leave out Crystal Palace Park which has the famous Dinosaur Island, boating, a great café, the rusty laptop music venue and the majestic sphinx statues gazing down on it all next to the Crystal Palace sports center.

We have several junior and secondary schools nearby and my own children go to Dulwich and either walk (about 20-30 mins) or take a bus. But we have Downsview and Rockmount very close by for juniors and Harris Upper Norwood along the road. Norwood School is a short walk away and we also have St Joseph’s nearby and the South Norwood and Upper Norwood Harris schools are 10 mins by bus.

We are absolutely spoilt for choice here with all the bus routes to the triangle, West Norwood, Sydenham, Croydon, Anerley and beyond. We have Gipsy Hill, Norwood Junction and Crystal Palace stations which are really easy to get to and have connections to East Croydon and Central London; the Thameslink running from Brighton to Bedford via Kings Cross/St Pancras can be picked up at Tulse Hill on the 196 bus 1 min along the road from us.

DIRECTIONS
Priory Crescent is located on Beulah Hill and is within easy reach of Crystal Palace Triangle, which offers its array of shopping facilities, including restaurants, bars and individual commercial outlets. Other local amenities include bus routes, several parks and railway links into the city.

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 2, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
