Accommodation
AccommodationGrail Cottage dates back to the early 20th century and enjoys many features typical of the Edwardian era combined with artistic exposed brickwork and plaster giving the property a unique and eye-catching appeal. The property is located at the foot of Glastonbury Tor and it's elevated position commands wonderful countryside views towards the Admiral Hood monument and Polden Hills. The front door opens to a welcoming entrance hall with a reception room on either side. The room to the right hand side would make an ideal treatment room or studio as it has its own side entrance ideal for client access. Equally, the room would be perfect for use as a third bedroom as there is an adjoining cloakroom and shower room.
*
On the left hand side there is a sitting room which has a front facing window and a fireplace with inset Jetmaster fire. Adjoining the sitting room, there is a fabulous, rustic garden room with bi-folding doors leading out to the garden. The garden room very easily becomes one with the terrace it connects to making it the ideal space in which to enjoy the summer and take in the southerly views. In addition, given the proximity to the kitchen this is the perfect place for a dining table too. The kitchen has room for a breakfast table, and there are plenty of hand-painted units with a mixture of tiled, laminate and wooden worktops. There is additional shelving, a mid-level electric oven, and a gas hob.
*
On the first floor, there are two double bedrooms which both have built-in wardrobes and spectacular views. The bathroom has a centrally positioned bath, separate shower, bespoke vanity unit with inset basin, w/c, and towel rail.
Outside
To the side of the property, a driveway sweeps round the house to a secure parking area. Immediately behind the house there is a raised seating terrace which due to the southerly aspect is a real sun-trap. Steps from the terrace lead down through to a path which meanders through the beautiful and enchanting gardens. The gardens are full of mature shrubbery giving excellent privacy throughout and creating a complete haven away from the hustle and bustle of the town. Midway through the garden there is a useful shed, and nearby there is a greenhouse. The gardens continue for over 50 metres away from the house, terraced and configured with multiple areas, each offering a different allure.
About the area
Glastonbury has been a religious centre throughout history and back into the times of legends. The Celtic monastery evolved into one of England's wealthiest and most influential abbeys and the town grew up alongside it. Today it's a small but thriving town and a major tourist venue, welcoming thousands of visitors each year. Medieval Glastonbury - designated a conservation area - clusters around the evocative ruins of the Abbey.Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000). Its centre is the marketplace (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace.
*
Immediately to the south (2 miles) of Glastonbury is the more recent town of Street and these centres provide a huge range of facilities and amenities. There are excellent local schools and the private sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. About 12 miles south east is Castle Cary station with a main rail line to London.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 26, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
