THE AGENT SAYS...
A quintessential period English cottage built of mellow golden hamstone with mullion windows, leaded glass and a studded oak door. Inside there are further lovely features including a stone fireplace with wood burning stove, coving and exposed ceiling timbers. However, as delightful as the cottage is, it is the garden that is the most spectacular feature. Enclosed by high walls and beautifully landscaped with a manicured green lawn, packed herbaceous beds and specimen trees, there are many different areas to sit and enjoy its delights. There are two stunning traditional lean-to glasshouses and a stone gardeners shed with plumbing, and if that were not enough there is also a huge barn/workshop and additional smaller workshops and wood stores.

THE PROPERTY
On entering the property there is a tiled hallway with doors off to the left and right and stairs to the first floor at the end. To the left is the huge sitting/dining room which is wonderfully cosy and filled with light from the doubleaspect stone mullion windows. The sitting area is centred around a most attractive hamstone fireplace, with a tiled hearth and brass fender, that houses a wood burning stove. Other features include coving and stone windowsills. The dining area has plenty of space for a large table and is bathed in light from the south facing window. There is also a useful tall built-in storage cupboard near the entrance to the hall. Off the lounge is the study/bedroom 4 that has an exterior door. If not required as a bedroom, this could make an excellent boot room/utility area or perhaps a hobby/reading room.

Across the entrance hall is the kitchen which is fitted with a range of traditional oak units topped with marble effect laminate worktop. There is an induction hob with extractor above, eye-level double oven and space for under-counter appliances. The kitchen leads through to a rear hallway where there are two large storage cupboards and the downstairs bathroom. At the end of the hallway is bedroom 2 which is a very generous single (a double bed could be squeezed in for guests), with three windows and could make an excellent guest room or study. Back in the kitchen a stable door at the rear leads through to a large lean-to conservatory that opens out to the garden.

On the first floor there are two further bedrooms and the main bathroom. The principal bedroom is a great size with a wall of fitted storage, windows to the front and rear, and exposed timbers in the ceiling. Bedroom 3 has reduced ceiling height but is a good-sized single room that is well lit by a large skylight.

GARDENS AND GROUNDS
The garden at Coachmans Cottage is by far the standout feature of the property. Totalling almost a quarter of an acre, the beautifully manicured lawn is enclosed by golden stone walls and includes a patio, a pretty formal pond, timber pergola and many spots to sit and enjoy different views. The lawn is dotted with specimen trees with leaves of many colours, providing shade, height and interest. On one side of the garden there are two beautiful traditional glass houses built against the wall, which lead into a stone outbuilding that has plumbing and a sink. On the opposite side there is a huge barn/workshop, almost 43 feet in length, which has a smaller workshop at the end and a stone wood store. This stone wood store leads through to a small strip of land that backs onto the adjoining field. There are two further lean-to outbuildings (a wood store & small workshop) attached to the barn nearest the house. Abutting the house, a highly decorative wrought iron gate provides pedestrian access to the garden with a path leading through a packed planted bed to stepping stones in the lawn. The property also benefits from a garage in a block in the surrounding grounds.
