The farm buildings at Rew Head have been vacant for the past 2 years, and require attention for the holding to be used to its full potential. Rew Head was formerly a dairy enterprise and is located within the rural village of Buckland Newton and has recently been occupied under Grazing Licences. The opportunity is now available for the farm to be let as a whole for a 5 year term.
The farmhouse was constructed in 1992 and comprises block, rendered and painted under a slate roof with double glazed wooden framed windows and doors. The accommodation is over two floors with three bedrooms.
The farm buildings are situated central to the holding, located directly from Castle Lane adjacent to the Farmhouse. The holding comprises a range of agricultural buildings to include a milking parlour, cubicle house with 75 cubicle spaces, silage barn, and slurry compound. The land has a useful network of cow tracks with both sides of the road having direct, gated accesses from Castle Lane, please see Schedule 2 for further details. The land comprises a level lying nature being gently sloping in places, and sheltered by a combination of mature hedgerow boundaries with livestock fencing to parts. The land is predominately registered as Grade III on the Agricultural Classification Maps of England, with the northern parcels comprising areas of Grade IV. Between parcels 0738 and 1928 is a culvert bridge not suitable for vehicles.
The Farmhouse has a utility with an oil fired boiler with plumbing for a washing machine, mains water, electricity and septic tank drainage. The Farmhouse has an Energy Performance rating of D.

The successful applicant will be required to enter into the tenancy for a 5 year term with entry no later than 1st October 2024. A draft copy of the agreement will be available on the viewing day.
Each party will bear their own costs. The incoming Tenant will in addition be asked to pay for the Record of Condition.
The tenancy will be a full repair and maintenance responsibility to the Tenant and applications should reflect this.
