DESCRIPTION

Hargrave is a charming detached property which is believed to date from 1930’s, and is constructed of brick with white painted roughcast rendered elevations beneath a slate roof. Typical of the age of the building, Hargrave has an impressive side gable along with many other attractive features including period windows and doors, parquet floors, high ceilings and open fireplaces.

The house has been a wonderful family home during the present owner’s tenure, and it provides spacious and superbly proportioned accommodation arranged over two floors, served by gas fired central heating. The layout is highly adaptable, with two staircases serving main and side landings, as well has there being three bathrooms serving five bedrooms.

The two principal reception rooms are accessed off a large reception hall with high ceiling and having exposed timbers. The sitting room has three aspects including a lovely bay window at the front, and also french doors at the rear to the garden. The dining room is also an impressive room, and adjoins the kitchen offering potential for reconfiguring should anyone require a more open plan arrangement.

The kitchen incorporates a range of wall and floor units with cupboards and drawers beneath work surfaces. There is a large range cooker set within a brick recess with oak beam, and also an integral dishwasher. The back stairs rise from the kitchen to the first floor, and there is also access to the utility where there is further storage and a door to the covered area between the house and garage. The remainder of the ground floor comprises a cloakroom with W.C., and conservatory which opens into the garden.

The first floor is equally spacious. Off the main landing, which has plenty of storage cupboards, are three principal double bedrooms, all overlooking the gardens, a study or fifth bedroom, and family bathroom with separate W.C.. The master bedroom has an en-suite which itself opens to the rear landing which is accessed wither vis the second flight of stairs or from the main landing. There is an additional double bedroom suite with ensuite shower room.

LOCATION

Hargrave occupies a private and secluded position accessed off Benty Heath Lane and adjoining open countryside. It is situated within a mile of the sought after village of Willaston which provides a comprehensive range of local services for everyday needs including convenience stores, post office, dentist and doctor’s surgeries, pubs and a church. Heswall and Neston are a few miles distant which provide a wider choice of shopping together with high street banks and supermarkets.

The property is conveniently placed for Chester and Liverpool which offer a wide range of shopping, schooling and leisure facilities. In this connection there is a well- regarded primary school in Willaston together with several grammar schools in Wirral including West Kirby, Calday, Upton Hall, St Anselms and Wirral Boys and Girls complemented by various independent schools nearby including Birkenhead School and The Firs and Kings and Queen’s schools in Chester. On the recreational front there is a variety of sporting activities in the area including sailing and windsurfing on the Marine Lake and Dee Estuary, golf clubs at Caldy, Heswall and Royal Liverpool at Hoylake, Rugby at Caldy and on the edge of Thornton Hough, and Neston cricket club offers cricket, hockey, tennis and squash.

COMMUNICATIONS

Whilst Willaston occupies a semi-rural location it benefits from excellent road communications being 3 miles from the M53 motorway which provides fast access to Liverpool and Chester and connects with the national motorway network including the M56 for travel to Manchester. There is a rail link from Hooton to Chester from which there is a sub 2hr intercity service to London Euston, and both Liverpool and Manchester are served with international airports.

OUTSIDE

Hargrave is set well back from the lane accessed via a drive to a parking area adjacent to which is the double garage. Against the drive and in front of the house is an attractive lawn with, floral borders and path leading from the house around to the rear garden beside a high beech hedge which forms the boundary with the neighbouring field. The garage is constructed of brick with white painted rendered elevations beneath a slate roof with two up and over doors, and served with light and power. Between the garage and the house is a single storey, open fronted covered store area, with door into the utility room and also providing access to a workshop which in turn has access to the garden.

The main gardens are at the rear of the house and are south west facing therefore enjoying plenty of natural light throughout the day. They are bordered on either side by mature hedges and trees. Against the house is a flagged patio and herbaceous borders. Beyond is a greenhouse and main lawn which extends down to a pond which has a path around it. There is a small parcel of woodland with mature trees including beech, oak, sycamore and chestnut.
