Description

Dating back to 1880, 5 St Ayles Crescent offers spacious accommodation set over three floors. The property has retained much of its Victorian charm and character despite having been modernised over recent ownerships to create generous and contemporary rooms.

The property is first entered through a vestibule and then an inner entrance hall from where stairs lead up to the first and second floors; to the right is a bright and spacious sitting room. Here bay windows face south over the communal park and allow ample light to fill the room. A wood burner provides a warming focal point. Adjacent to the sitting room is the downstairs bedroom featuring two windows and half-height wood panelling. To the rear of the ground floor is the open plan kitchen/ sitting room with dining area. This contemporary space features a large kitchen island with ample storage, further units with natural stone work surfaces, and integrated appliances including Smeg induction hob and double ovens. There is space for a dining table and a further seating area located next to a wood burner. There is a full length built in wall unit with plenty of display and storage space, while French doors open onto the rear garden. A shower room and understairs cupboard complete the ground floor.

Two spacious bedrooms, a study/ bedroom and bathroom are located on the first floor. Bedroom 2 is situated to the front of the property and features a bay window facing south with wonderful sea views to the Isle of May, the Bass Rock and beyond to East Lothian. The study/ bedroom 3 also occupies this position and offers similar sea views. The bathroom serves both bedrooms and comprises a roll top freestanding bathtub, basin and toilet. Bedroom 3 is located towards the rear and offers views over the garden, with a window seat making the most of the outlook.

Up a further flight of stairs, the second floor is home to a further two bedrooms, one of which has an en suite shower room and store. Bedroom 5 features a decorative fireplace and characterful arched stained glass window, well positioned to take in the sea views. The adjacent bedroom 6 has a skylight to provide plenty of natural light.

Outside, the property features a well-kept front garden with low lying stone wall, private paved driveway with electric car charging point and a stone path leading to the front door. A side gate leads to the pend which connects via a locked door to the rear garden, which is also accessed from the dining area. A patio recently laid out in porcelain tiles borders the width of the property, with matching shallow steps leading up to the lawned area. The garden is enclosed by stone walls on all three sides and landscaped borders provide colour and interest throughout. A sunken fire pit with seating area is located to one side to catch the evening sun whilst a double garden shed is located towards the rear. The standout feature of the space is a newly built garden room with covered open outdoor kitchen. This multi-purpose space can be used throughout the year and is superb for entertaining, but could equally be used as a home office or studio. Bi-fold doors separate the outdoor kitchen from the garden room.
