Description

Dating back to the 1830's, Manor House Farm is an attractive, character property standing in a fabulous location within about 3.5 acres of gardens and grounds. The property is accessed from an unadopted road and is surrounded by farmland, offering privacy but also access to Eccleshall, Stone, the A51 and M6, providing the best of both worlds.

The house has some wonderful features including exposed beams and inglenook fireplace with the accommodation laid out over three floors. The spacious entrance hall provides access to the living room with a brick inglenook fireplace and dual aspect windows, overlooking the gardens. The dining area has an open fireplace and a storage cupboard.

The family kitchen and breakfast room is situated at the back of the house with wall and base units, tiled flooring, a gas hob, and a separate double oven. There is an integrated dishwasher, fridge and freezer. Off the kitchen is a utility room with access outside to the annexe, an inner lobby a cloakroom and WC. The cellar is also accessed from the ground floor.

Stairs gently rise to the first floor where there are two double bedrooms, a family bathroom with a roll top bath and shower over, and a single bedroom. On the second floor is the principal bedroom and bedroom three, which is a double and could potentially serve as a dressing room or study.

The Annexe

The accommodation is beautifully presented with open plan living and vaulted ceiling. There is a large reception space with a separate bedroom, en suite shower room, a dressing area, a separate kitchen and WC on the ground floor. Above, on the first floor are two separate rooms with four Velux windows, which could serve as a home office or further bedroom space.

Outside

The property is approached from an unadopted lane where there is a private driveway to a parking area. The paddock land is situated to the side of the property and is currently split into four separate paddocks, two of which have field shelters (three in total). The paddocks have post and rail fencing and a water supply. The land is currently being used to graze Alpaca's, and are available to be purchased, but would be ideal for a horse or a few ponies.

The formal gardens are at the front of Manor House Farm and there is a courtyard area with seating for alfresco dining, along with a storage area.

Location

Manor House Farm is situated just outside of the village of Mill Meece which is approximately 11 miles from Stafford, 8 miles from Newcastle and 3 miles from Eccleshall. Junction 14 of the M6 is about 9 miles away, which puts Manor House Farm in a great location not only for the lifestyle, but also for commuting.

Mill Meece is a small village with a strong sense of community. The village has a primary school, a church and a village hall which hosts a number of events throughout the year. The village also has a pub, The Mill and it is a popular spot for locals and visitors. The village is surrounded by beautiful countryside offering several walking and cycling routes within the area. The village is also home to several nature reserves including Mill Meece Marshes, which is a haven for wildlife. There have been sightings of Kingfishers, Herons, Swans, Otters and water Voles.

Eccleshall and Stone offer a wider variety of shops, supermarkets, high street and independent shops along with restaurants, bars and pubs. Eccleshall is very popular as a stop off for cyclists whilst for the walkers, there are a number of footpaths to explore.

There are a number of well regarded schools including Eccleshall Primary School, St Dominics School, Stone, Stafford Grammar School, Yarlet School, Haberdashers Adams, Newcastle-under-Lyme School and Newport Girls High School Academy.
