Property description & features

"We have lived on Rookery Road since 1988 so have seen a few changes but it has mostly been a calm and tranquil area to live in. It's especially good for families with children. We are blessed with a huge amount of green space locally such as Perrets Park with the best views of the city especially at Balloon Fiesta time. The cultural scene is thriving with community film and music clubs. We are fortunate to have the famous Totterdown Art Trail each November which I have regularly taken part in and a good range of decent pubs and cafes. We know our neighbours and there have been several years when we have had a street party."

The house is situated on Rookery Road, just beyond the top left corner of the brilliant Perretts Park, allowing it fantastic panoramic views of Bristol from the front. Rookery Road has a range of substantial and attractive family homes. The house is just minutes from Wells Road with the popular Fox and West Deli, Acapella and Southside Bar, with its indoor and outdoor seating and serving local craft beers. Knowle is an extremely popular family area, with a brilliant combination of large houses, good schools and a choice of great parks. HillCrest Primary is just a short walk away and very well-regarded and Know Park Primary is close by which can be accessed via the park. Rookery Road is also close to Arnos Vale Cemetery, Perretts Park and Victoria Park, all offering a great escape from the city and open green spaces. For commuters, the area is very well placed, with Temple Meads and the several major employers around Temple Quay just around fifteen minutes away on foot, even close by bike or Tier. Bristol's scenic harbourside and city centre are also within walking distance, along with the independent shops, bars and cafes of North Street in Bedminster, whilst also being a short drive from the beautiful Mendips and Chew Valley to the south.

A charming Victorian three bedroom mid terrace situated on Rookery Road in Knowle. You are welcomed into the home by a spacious porch with tiled flooring and stained windows. The entrance hall is laid with pine wood flooring which continues throughout the ground floor. The lounge retains ornate plasterwork cornice, picture rail and gas fireplace. To the rear is the extended open kitchen/diner, a great space for families or those who love to entertain with French doors to the garden. The dining room also includes an original built-in dresser. The fitted kitchen includes a combination of wall and base units with an integrated hob/cooker and space for freestanding appliances. There is a large window above the sink looking out to the garden. Located behind is the utility and WC.

To the first floor, there are three bedrooms with the master situated at the front of the property with a large bay window, original Victorian fireplace and beautiful views towards the Suspension Bridge. The second spacious double bedroom has been carpeted and overlooks the garden, whilst the third bedroom is currently set up as a single bedroom. The tiled bathroom includes a 3-piece suit with a shower over bath.

Outside, the well-loved south-facing garden is set over tiers. From the French doors there is a lovely patio area to sit and enjoy the colourful view of the planted flowers and shrubs within the flowerbeds. The higher tier has been laid to lawn surrounded by plants/flowers. Finally, at the top is a large wooden room currently utilised as a workshop with electricity and water. The garden also benefits from the use of rear access, ideal for cyclists.

Lastly, the owner has confirmed there are solar panels which do not have a lease contributing towards the bills of the household.
