This is a beautifully-balanced home with a sensible layout and scope to extend in the future. This home has been extensively refurbished, to include new carpets and flooring, new kitchen, bathrooms and cloakroom - completed with neutral decorating throughout.
The large open kitchen and breakfast room has been fitted with a range of tasteful new units, and includes oven, hob and dishwasher. This is a super space for open-plan living and dining, and includes a 'snug' spot at the end - a perfect place to tuck away a sofa or small desk and chair. There's plenty of space for a large dining table, freestanding island, or comfy chairs in the dining area - a versatile space for all family ages.
Although most daytime living is taken care of by the kitchen / breakfast room, there's also a versatile pair of reception rooms with adjoining double doors. To the front is a homely living room with stone feature fireplace, and the family room over-looks the garden with patio doors opening to a shingled area. These two rooms, when opened out, let the light through the whole house (and create a fabulous space for family and large gatherings)
The four bedrooms upstairs have all been re-carpeted and decorated. The Master Bedroom has a good range of fitted units and its large en-suite bathroom has been re-fitted and tiled, ready for its new owners.
There are two further good-sized double bedrooms plus a single bedroom with storage. Each of the double bedrooms has an alcove which would take a free-standing wardrobe or could easily incorporate a range of fitted wardrobes.
The family bathroom has also been completely refurbished, and features a white suite with bathtub incorporating monsoon shower and glass screen.
There's a super-sized cupboard on the landing, large utility, downstairs loo, and integral single garage.
The garden reaches around 130' (approaching 40 metres), and features a new large stone patio and some mature trees. Please note that this has recently been cleared, levelled and seeded, so the photo shown is digitally enhanced to show an established lawn.
There's plenty of parking on the gravel driveway, garage parking, and a timber side gate to the garden.

A Few Words from Quarters
"This home is super-convenient for Winnersh Station, Sainsbury's, and the Forest School (traditionally a boys' school but now accepting girls from Year 7 from September 2024)
The garden is a strong feature here, and we can imagine the endless days of family fun to be had with the trees, space to run, and summer gatherings. A large garden, of course, means any rear extensions in the future won't compromise this wonderful outside space.
The current owners have invested heavily in an almost total refurbishment - the only area which hasn't been modernised is the utility room. As this is such a large room, we felt it was best to leave this to the new owners (as it could potentially be 'zoned' to boot room + laundry or, as many families are now doing, creating a space for a 'dog station'!)
All in all, we think this is a lovely home for anyone with a busy life who just wants to move in and live, but also knows there's scope for this home to work for changing needs over the years.
Perfect location for routes to Reading by road, an easy walk to Winnersh Station, and a short drive through Hurst to Twyford for the Elizabeth Line direct to Paddington and the City. For family days out, there's the beautiful Dinton Pastures and Black Swan Sailing Club nearby. For groceries and meeting friends there Sainsbury's with its Starbucks, and Winnersh Library is close-by for a quiet place to read and study. Nirvana Spa is just a five minute drive away when there's need to re-boot and relax...
The Reading Road has an excellent bus service, with Lion buses every 20 minutes to Reading, Wokingham town and Bracknell,

Broadband availability and predicted speed: obtained from Ofcom on December 23, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 23, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on May 26, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
