Ground Floor:
There is a spacious entrance hall, with doors leading to the small study overlooking the front, as well as the downstairs bathroom, kitchen and living room. The living room benefits from a vast amount of natural light, alongside a feature fireplace and double doors leading into the dining area. The dining room is of a good size, and flows through to the well-presented conservatory. Lastly, the modern kitchen boasts ample storage space at eye and waist level, as well as several integrated appliances and doorway out onto the delightful rear garden.
First Floor:
From the landing there are doors leading to all four bedrooms and the family shower room. In our opinion, there are three 'double' bedrooms, with the master benefitting from large built-in wardrobes, and the fourth bedroom is a 'single' room currently serving as a dressing room. The shower-room is well appointed with a walk in shower, W/C, wash basin and heated towel rail.
Outside:
The front of the property offers a spacious driveway, alongside a manicured lawn. Gated side access then leads into the rear garden, which boasts a spacious garden mostly laid to lawn, alongside a generous patio and a substantial outbuilding/shed with light and power.

The Location:
Chinnor and its surrounding hamlets are part of the ancient chain of villages following the spring line at the foot of the Chiltern escarpment.
With a population of around 7000, the village offers good local shopping facilities including a Supermarket, Village store, Post Office, Bakery and Pharmacy. There are also Doctors & Dentists, Hairdressers, Sports Fields, play areas for children and a selection of Public Houses, two Indian Restaurants, a Chinese takeaway and Fish & Chip shop. A superb Village centre has also been created, providing a coffee shop, day care for the elderly, a youth centre and a wide range of services and activities.
The M40 motorway (Junction 6) is only 3 miles from Chinnor and provides excellent road links to both Oxford (15 miles) and London (30 miles). The Oxford Tube stop is extremely popular with commuters.
Princes Risborough station is only 4 miles away with an excellent commuter bus link, which operates on the Chiltern Line providing services to both Birmingham Moor Street and London Marylebone. There is also a regular bus service to Thame, High Wycombe and Oxford.
Chinnor is served by two Primary Schools, The Mill Lane School and St Andrews School. Local secondary schools are the Lord Williams in Thame (5 miles) and The Icknield School, Watlington (6 miles).

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on April 5, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 5, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
