The land has been in the same family’s ownership for many years and comprises a single parcel of pastureland with road frontage and access along its eastern boundary and frontage to the River Beult. In recent years the land has been cut for hay but in the past has been used for grazing and other agricultural uses.

People have fished in the River Beult from the land and a variety of different species of fish have been caught.

The land has flooded in very wet conditions.
