Additional Hill land, 791.98 hectares (1,957 acres), and arable land, 32.38 hectares (80 acres), are available to let to the incoming purchaser by separate negotiation.

Lot 2 (delineated and coloured green on the sales plan): Parcels 1-12, 14, 15, 17, 18, 24-35 extending to about 102.52 ha (253.33 acres) of grass and woodland.

Land
Overall, the land extends to 102.52 ha (253.33 acres) or thereby and comprises 33.65 ha (83.15 acres) of permanent pasture, 55.05 ha (136.03 acres) of rough gazing/hill land, 10.96 ha (27.08 acres) of commercial forestry, and 2.86 ha (7.07 acres) native woodland.

The land is classified by the James Hutton Institute of Soil Research as Class 5 (3) and 6(2) and 6(3) with gradient limitations. As such the land is predominantly rough grazing and permanent grass with parcels 7, 9, 11, 17 and 24 being capable of producing a silage crop. The land has been registered as organic for over 25 years.

The land has been registered organic since 1998 and attracts an Organic Maintenance Scheme payment. In addition to this, the property also qualifies for payments under the AECS scheme.

The land is designated Severely Disadvantaged LFA, is IACS registered, and is eligible for the Basic Payment Scheme (BPS) and Less Favoured Area Support Scheme. The majority of the lands lies within Payment Region 1 (55.38ha) with some areas Region 2 (40.97ha) and 0 (6.78ha). BPS entitlements will not be included in the sale, but may be available by separate negotiation.

The soils are humus-iron podzols of the Strichen series.

There is the opportunity to lease a further 809.39 ha (2000ac) of hill land and 32.38 hectares (80 acres) of arable land for the right applicant with the option to purchase 700 hefted Blackface ewes and 200 hoggs by separate negotiation.

Woodland
There are three blocks of commercial forestry on Lurgan. Parcel one totals 5.89 ha (14.55 acres) and is planted in approximately half sitka spruce half Norway spruce. Parcel 15 totals 2.4 ha (5.93 acres) and is planted mainly in sitka spruce with some hybrid larch throughout and native planting at the margins. Parcel 33 is 2.67 ha (6.60 acres) and is largely sitka spruce with some mature native trees throughout.

There are five areas of native woodland on Lurgan which are largely young birch and rowan with some mature scots pine scattered throughout.

Historic Designations
Lurgan has a number of historic environment designations and three scheduled monuments relating to cup marked stones. These sites would restrict development or woodland planting in the immediate vicinity of these features.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
