This remarkable one-bedroom flat was designed by an award-winning architect and the current owners have further added their personal touches to highlight the striking features that run throughout the property.

As you enter your front door there is space for shoes and jackets leading into the kitchen, which has hand-built bespoke units, double doors onto the garden, and space for a table ideal for relaxing and entertaining.

The reception room is a great space to unwind and offers space for those working from home. In turn, it leads to the west-facing patio which also allows a lot of light into the room.

The bedroom with the large bay windows naturally draws your attention and offers ample space for several chests of drawers, wardrobes and an armchair for an alternative option to read or work.

The bathroom is well-proportioned and forms part of the architect-designed extension.

Current Owners;

We have very much enjoyed our time over the past few years on Londesborough Road. A very special flat with a fabulous west facing patio garden that has doubled up as our dining room and entertaining space in the summer months, as we enjoy the glorious afternoon sun streaming through the trees.

Stoke Newington has a lovely community feel, with a fantastic array of independent shops, restaurants, cafes and pubs. We've had the privilege of being so close to many of these including our favourite pubs The Shakespeare and the Prince, as well as all the excellent coffee options, our favourites being Finks and Luminary Bakery. We are also surrounded by lots of green spaces, and we are well connected to a variety of transport options.

We cannot recommend the area enough, and we are sure you will be very happy here exploring everything it has to offer.

Location;

Londesborough Road is a quiet residential road perfectly located a short walk from the amenities of Stoke Newington Church Street, Newington Green, and Dalston.

Stoke Newington offers a diverse range of boutique shops, and award-winning bars and restaurants.

Just around the corner from the property, on Allen Road, you will find a yoga studio, artisan bakery, café, corner shop, and the local pub The Shakespeare.

The Londesborough gastropub is also at the end of the road, popular for its excellent Sunday roasts.

Newington Green is a short walk away too with more independent restaurants and a village community.

Butterfield Green is minutes away and is a great local park with amenities including table tennis tables, a basketball court, and an outdoor gym.

Clissold Park is also within walking distance and is a large attractive park with a wide range of facilities.

Transport;

Rectory Road is the closest overground station with quick routes to Liverpool Street and East London.

Canonbury, Dalston Kingsland, and Dalston Junction overground stations are within walking distance and offer quick routes to Central London and beyond.

Newington Green, Albion Road, and Stoke Newington High Street are also well-served by many buses.

Ideal for first-time buyers or Pied-à-Terre.

An early viewing is highly recommended.

    Broadband availability and predicted speed: obtained from Ofcom on July 20, 2024

    Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

    The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

    Mobile phone signal availability and predicted strength: obtained from Ofcom on July 20, 2024

    Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

    Clear: No bars, no signal predicted
    Red: One bar, reliable signal unlikely
    Amber: Two bars, may experience problems with connectivity
    Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
    Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

    Energy Performance data and Internal floor area: obtained on September 27, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
