Access to the private south-facing garden is via French doors in the kitchen.
The current owners cleverly designed space for a downstairs WC alongside a new boiler.

Both of the other bedrooms are both good size double rooms.
The family bathroom is well-proportioned for the size of the property and has a full-length bath.
There is both an attic and a basement for your larger personal items.
The property is in excellent condition throughout.
Current Owners;
What drew us to the house was the stained glass and original tiles. When renovating the house we used the colours of the glass as the colour scheme for the bright hallway and kitchen, keeping the period features, neutral colours and geometric tiles. We like the quiet and friendly street with a lovely park at the end of the road. It's a short walk to lots of great cafes and restaurants. We hope the new owners enjoy living here as much as we did.
Location;
Belgrade Road is a quiet residential road perfectly located a short walk from the amenities of Stoke Newington Road, Church Street, Newington Green, and Dalston.
Stoke Newington offers a diverse range of boutique shops, and award-winning bars and restaurants.
Just around the corner from the property, on Allen Road, you will find a yoga studio, artisan bakery, café, corner shop, and the local pub The Shakespeare.
Newington Green is a short walk away too with more independent restaurants and a village community.
Butterfield Green is minutes away and is a great local park with amenities including table tennis tables, a basketball court, and an outdoor gym.
Clissold Park is also within walking distance and is a large attractive park with a wide range of facilities.
Transport;
The property is almost equidistant to Dalston Junction and Rectory Road overground stations with quick routes to Liverpool Street and East London.
Canonbury and Dalston Junction overground stations are also, within walking distance and offer quick routes to Central London and beyond.
Newington Green, Albion Road, and Stoke Newington High Street are also well-served by many buses.
Ideal for those looking to upsize and for growing families.
An early viewing is highly recommended.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 6, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 6, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on January 30, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
