The Andover 1 soils are described as shallow well drained calcareous silty soils over chalk on slopes and crests. With deep calcareous and non-calcareous fine silty soils in valley bottoms. These soils are suitable for growing of cereals, sugar beet and potatoes.

The Wickham 2 soils are described as slowly permeable seasonally waterlogged fine loamy over clayey, fine silty over clayey and clayey soils. These soils are suitable for growing of winter cereals and grassland. The fields are of a commercial size suited to modern farming methods. The topography of the land is undulating, allowing the land to be free draining.

The land has grown a variety of crops, with the free draining soils allowing good establishment for winter cereals. There is a Mid Tier Stewardship agreement running across the land that shall terminate on 31st December 2027.

Located in the heart of the estate is Walmsgate Park, a traditional parkland with mature trees throughout. Mature woodland wraps around the parkland creating a great degree of privacy. Within the park there are a number of redundant buildings, which offer scope for conversion to a variety of uses subject to planning permission being obtained.
