Formerly two separate properties known as 1 & 2 Camp Cottages, this charming residence has been meticulously transformed into a spacious five-bedroom detached home, offering a perfect blend of historic charm and modern living. The property is situated near where the original ramparts of a promontory Iron Age Hillfort would have been. The Hillfort (Eaton Camp) was constructed above the confluence of two rivers. Orchard Cottage has an ancient historical backdrop.

This delightful cottage features an inviting exterior with a red brick facade, enhanced by lush green wisteria climbing the walls, creating a picturesque and timeless appearance. Solar panels on the roof add a modern touch, while inside, the property offers a well-appointed living space with large windows that flood the rooms with natural light.

Location

Located in the heart of the countryside, Orchard Cottage offers a peaceful lifestyle while being just a short drive from Hereford, providing access to local shops, schools, and amenities. The promontory on which Eaton Camp Iron Age Fort was constructed is within a few minutes walking distance from the cottage, offering commanding views above the River Wye towards Hereford, enhancing the appeal of this already captivating property.

The Property

Porch & Entrance Hall: Entry porch includes space for hanging coats, with a further glazed door into the hall, which is carpeted and includes ceiling beams. Glazed doors access the sitting room and kitchen/diner.

Kitchen/Dining Room: This modern kitchen/diner is fitted with top of the range Bosch appliances, including a fan oven, oven grill, dishwasher, and electric hob. The sink features a convenient double drainer, while the sleek quartz countertops and tall quartz splashback add a touch of elegance. A carousel corner cupboard maximises storage, while a dedicated bin store drawer keeps everything tidy and organised.

Sitting Room: A cosy retreat, the sitting room boasts an open fireplace for those who appreciate a traditional setting. The neutral decor and ample windows create a bright and welcoming atmosphere, making it an ideal space for relaxation or entertaining guests.

Snug/Family Room: Features a charming Clear view log burner, perfect for warming up during chilly evenings.

Rear Hall: Forming part of the extension that connects the original two properties together, the rear hall is tiled throughout and includes a wall tap with Belfast sink, space for a tumble dryer underneath side unit and houses the gas boiler. Doubles well as a boot room, with an external stable door accessing the garden.

Downstairs Wet Room: This stylish downstairs wet room features an electric walk-in shower and a serene Ash & Pine Nordic sauna, perfect for relaxation. Natural light floods the space through the skylight window.

Utility Room: Fitted in white cupboard units with wood effect laminate countertops. Includes stainless-steel sink with drainer, space/plumbing for a washing machine, kickboard heaters and storage closet under the stairs.

Upstairs: Two stairwells at opposite ends of the ground floor access separate first floor accommodation, allowing for potential to create a private guest suite. The first stairs in the entrance hall lead up to the first floor landing, with three good-size carpeted bedrooms and a fully tiled modern bathroom suite; including bath with thermostatic rainhead shower, vanity unit basin and WC. The other stairwell is located in the utility, accessing two further carpeted bedrooms, one of which could be ideal as a study and enjoys beautiful countryside views across the river to Credenhill (another Iron Age Camp) and the rolling hillside ridge to the west of it.

Outside

The large gardens are a true highlight. Beautifully landscaped, they offer a variety of mature trees, shrubs, and flower beds, providing a stunning backdrop for outdoor activities. Well-maintained lawns are perfect for children to play on, while the paved areas and greenhouse offer additional space for gardening enthusiasts. Two garages ensure plenty of room for vehicles, storage, or a workshop.
