Accessed from the entrance hall is a spacious sitting room with dual aspect windows and open fireplace, and a light and airy dining room. Adjoining the sitting room is a study.

The traditional kitchen/breakfast room is perfect for home life and entertaining being fitted with an excellent range of cabinets and an island unit. There is ample space for a dining table and chairs enjoying a view of the garden through French doors. There is a walk in larder and a well-appointed utility. Completing the ground floor is a WC.

On the first floor is a spacious principal bedroom with en suite bathroom. There are three further bedrooms and a family shower room. All four bedrooms enjoy south-facing garden views and have fitted wardrobes.

Outside there is an enclosed rear garden mainly laid to mature lawn with well-stocked beds and a shed. A substantial paved terrace incorporating a swimming pool makes the most of the orientation. To the front is a smaller garden accessed from the parking area through a pedestrian gate. There is off-road parking for several vehicles and a double garage to the front.

Location

Beresford House is situated in the village of Lower Oddington which lies in the heart of the Cotswolds between Burford, Stow-on-the-Wold and Chipping Norton in a Conservation Area and an Area of Outstanding Natural Beauty. Together with the adjoining village of Upper Oddington this area is known locally as Oddington. Oddington has many traditional Cotswold stone properties and local amenities include the fine Church of St Nicholas and two very popular country inns with restaurants. The area is well-served by the local market towns of Stow-on-the-Wold, Moreton-in-Marsh and Chipping Norton and has excellent road and mainline rail links with Kingham being approximately 4 miles distant and the nearby A429 Fosse Way and the A40 bringing a number of important conurbations within commuting distance. Daylesford Organic Farm Shop is 1.6 miles and Soho Farmhouse is a 15.5 mile drive.

The larger centres of Cheltenham, Cirencester and Stratford-upon-Avon provide extensive cultural, shopping and leisure facilities whilst The Lygon Arms at Broadway has a private members health club which is also available for non-guests. The area is known for interesting churches and there are important gardens at Hidcote and Kiftsgate and further afield there is the magnificent Blenheim Palace.

The wider area is renowned for educational establishments including The Cheltenham Ladies’ College, Cheltenham College, Dean Close, Kitebrook Preparatory School, Kingham Hill School, The Cotswold Academy, Chipping Norton School, Chipping Campden School and Burford School. There are primary schools at Kingham and Bledington.
Sporting opportunities in the area are excellent. There are golf courses at Lyneham, Naunton Down, Chipping Norton, Burford and Broadway. National Hunt Racing is at Stratford-upon-Avon, Cheltenham, Warwick and Worcester. Stratford-upon-Avon is also home to the world renowned RSC. There are fine walks via an abundance of bridleways and footpaths for the horse riding and walking enthusiasts.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
