The land at Maviston Farm consists of a block of productive land extending in total to about 125 acres. The land is predominantly classified as Grade 3(2) by the James Hutton Institute and lies between approximately 10m and 30m above sea level. Situated on the Moray Firth, Maviston benefits from moderate climate conditions both in winter and summer that creates the ideal growing conditions for a range of agricultural crops and forestry that the area is renowned for.
Maviston was originally planted with a crop of Nordmann fir and a small pocket of Abies lasiocarpa between 2008 and 2012. During the main operation, the property contained over 675,000 Christmas trees suitable for a range of markets. Harvesting has been carried out annual with trees being selectively cut in order to leave the remaining crop with sufficient spacing to continue to grow and develop.
The last sale took place in 2023 and there remains a significant volume of remaining trees suitable for large Christmas tree markets, providing purchasers with the opportunity for immediate income. Areas of mature mixed conifer woodland and open ground with an attractive wetland and pond compliment the productive land enhancing the biodiversity and amenity within the property.
Planning
There is currently no farmhouse on Maviston. Subject to obtaining the necessary consents from Highland Council, it is possible that a principal farmhouse from which to manage and run the farm could be granted, which would considerably enhance the value of the property.
No enquiries have been made with Highland Council to date, but there are a number of locations on Maviston which would form extremely attractive sites for a house.
