Property description & features

'We love that we are surrounded by countryside, with lots of walks and wildlife in the area. We have been very happy here and have amazing neighbours. If it wasn't for the fact that the house is too big for us now that the family have left, we would love to stay here.'

Rudgeway is a village located in South Gloucestershire surrounded by farmland and green fields. The area is well-linked to Thornbury and to smaller villages of Alveston, Olveston and Almondsbury. The village has a pub serving food, The Masons Arms, but is also a short walk to the Fox Inn in Old Down.
This area of South Gloucestershire has a good selection of well regarded schools, so is extremely popular with families. The links into North Bristol are also great from this location, with the A38 and the M5 providing good options for commuters and for those looking to visit Bristol's great restaurants and music venues. The area has an array of countryside and woodland walks, both on the doorstep and around the Cotswolds to the north and east, as well as the quaint villages near the Severn, further up the A38.

The house itself is beautifully extended and configured into both striking open-plan space as well as some more snug living spaces in which to retreat. The house has been finished to a very high standard, from the electric gate and recently installed front door, through to tiling and flooring, decisions have been made with longevity in mind and a view towards precision of the finish. Upon visiting, the quality is clear throughout. The space on offer is also considerable, measuring over 1500 square foot, allowing a conventional three bedrooms upstairs, but also potential for a self contained annexe to the side, currently a versatile room, used as a snug.

The outside of the house has been landscaped to allow for several seating areas for different times of day. The garden is partially laid to lawn and includes several mature shrubs and plants, including a stunning wisteria. The garden currently has a wildlife pond, suitable to keep carp or similar fish. To the back of the garden there is a pagoda with another secluded seating area.

Broadband availability and predicted speed: obtained from Ofcom on April 25, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 25, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 8, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
