Property Details

Why our Vendor loves their property:

"We have lived happily in our lovely home for just over twenty years; bought from my brother who had enjoyed the house with his young family before us.

Our home has a large corner footprint, enjoying a double aspect front garden, one side containing an old oak tree. In the summer months we place a small ‘fairy’ front door at the foot of the tree which children love to see as they pass by, hoping to catch sight of the fairy. Whilst during the winter months, hundreds of native snowdrops blossom around the tree, again many older people pass comment and ask to take photos.

Our front garden overlooks a tree-lined green where children often play; whilst less than 5 minutes’ walk away is a large park with designated play areas and equipment for both young children and their older brothers and sisters. There is also nearby access to local football pitches and a natural lake, with ducks eagerly waiting to be fed.

We are fortunate to be within the catchment area for Loddon Primary School (OFSTED rated Good), Hawkedon Primary School (OFSTED rated Good) and most significantly, Maiden Erleigh Secondary School (OFSTED rated Outstanding). We are very pleased to be in this catchment area as each school have long significant waiting lists for families living ‘out of area’.

Our warm and cosy home is easy to live in, as the sun floods into the front of the house in the morning, and stays in the back garden until late in the evening, allowing for long and leisurely suppers with friends and family.

Lower Earley offers end-to-end foot paths and cycle lanes which make it easy and safe to get around, especially for those with young children and/or dogs: we are supported by local shops at Maiden Place (less than five minutes stroll from the house) and also Chalfont Square where ASDA, Marks and Spencer, and multiple other shops can be found (less than five minutes in the car away); whilst our house allows easy access to the M4 junctions 10 and 11.

Earley Railway Station (less than 10 minutes’ drive away) provides direct access to London Waterloo Station; as well as a connection to Reading Station, providing direct access to London Paddington Station.

We hope that you will love our home as much as we all have."

Broadband availability and predicted speed: obtained from Ofcom on February 22, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 22, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 8, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
