DESCRIPTION
PRICED FOR QUICK SALE - Set in a convenient tucked away spot on the edge of Winscombe with views over the neighbouring farmyard to beautiful North Somerset countryside. 'The Nook' is a detached house of superior style and character. Indeed everywhere one turns internally there is a feature to catch the eye, from the engineered oak flooring, to the feature tiles, from the multi aspect windows, to the impressive balcony, from the beautiful fitted kitchen/breakfast room, to the contemporary stylish bathrooms, the attention to detail has been second to none. Set over two floors the property is accessed via an entrance door from the covered outside terrace into the hall with access to the absolutely stunning 25' open plan living/dining area, a wonderful focal point family living space. This leads to a separate, luxurious fitted kitchen/breakfast room with an integrated dishwasher and a good sized downstairs WC. Upstairs there is a master suite with balcony and contemporary en suite shower room, a guest suite with vaulted ceiling, a third bedroom and a luxurious family bathroom. The property has been built with energy efficiency in mind; it has solar panels, under floor heating throughout, is upvc double glazed, and is insulated to a high level. Outside there is off street parking on a gravel drive for two vehicles, there is the aforementioned decked covered terrace, and a lawned front garden with a fence surround. There is also a gravelled path all the way around the property for access and maintenance if required. 'The Nook' is a highly impressive example of modern architecture in an established location with a real focus on contemporary open plan living, light and space. For a buyer the position is also highly convenient. As mentioned the property has great access to Winscombe village centre, and Sidcot and Churchill schools and very good access to transport routes, both to Bristol, Bath and Wells and to the M5 motorway. It really is the best of both worlds, a semi rural position, with great access to everything, not least, for lovers of walking or equestrian pursuits, that beautiful surrounding countryside. An early viewing will be absolutely essential, in our view.
WE HAVE NOTICED...

SITUATION
The North Somerset village of Winscombe is known for it's atmosphere and bustling activity, with a variety of shops, professional offices and community facilities including church, doctor and primary school (). Winscombe is in the Churchill Academy and Sixth Form Centre () catchment area for secondary education, and also benefits from a modern sports complex, and there is also a dry ski slope nearby. Private sector schooling is also close by at Sidcot and the Downs School at Wraxall is within easy reach. Country activities available within the area include horse-riding, walking on the Mendips and sailing on Axbridge Reservoir, and there are also several excellent golf courses in the area. The lovely cathedral city of Wells is a drive away, as is the famous beauty spot, Cheddar Gorge. As mentioned, Winscombe is within commuting distance of Bristol but also has good access to the seaside town of Weston-super-Mare and the M5 at junction 21 to travel north or junction 22 to travel south. There is an international airport at Lulsgate and access to a mainline railway station at Weston.
DIRECTIONS From the A38 travelling from the Bristol direction, take the right hand turn at the crossroads traffic lights in Churchill. Continue right through to Sandford, and take the left hand turn into Hill Road, which leads into the village of Winscombe. When you reach the junction at the centre of the village, turn right. Continue under the bridge and turn left at the triangle into Church Road. The Nook can be found immediately on your right hand side down a private drive.

Broadband availability and predicted speed: obtained from Ofcom on July 8, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 8, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
