THE PROPERTY
1 and 2 North Hill Cottages are believed to date back over 100 years to the Victorian era, being built of mellow red brick under a clay pantile roof with later side porches added with slate tiled roofs. Both cottages come to the market for the first time in several decades and offer the opportunity, subject to the relevant building consents, to convert the pair into one large single dwelling.

They have, until recently, been successfully rented out separately to tenants and have therefore been maintained and managed, with regular boiler servicing, electric checks and the pair share the benefit of a modern private drainage system in the garden to the rear.

OUTSIDE
The cottages stand gable end on to the road with the drive giving access in front of them to a parking and turning area and the two garages. Across the drive there is a range of three former service outbuildings built at the same time as the cottages and most probably used as a wash house, bakery and store for the cottages, now affording scope to improve as further characterful separate accommodation/office space.

The grounds extend to around 0.5 of an acre with gardens to both sides of the cottages and outbuildings, which are mainly laid to lawn with shrub and tree boundaries.

LOCATION
1 & 2 North Hill Cottages are situated in a rural location close to the village of Great Saxham, a small but attractive village lying some 5 miles west of Bury St Edmunds. The nearby village of Barrow offers an excellent range of local facilities including two convenience stores, a Post Office, two public houses, two garages, a primary school, doctors’ surgery and pharmacy. Alternatively Bury St Edmunds offers a comprehensive range of amenities with schooling in the public and private sectors, extensive shopping facilities and a good range of leisure facilities including health clubs, swimming pools and golf clubs. The University City of Cambridge is approximately 28 miles away and offers unrivalled schooling opportunities, excellent shopping and amenity facilities. There is good access to the A14 leading to the east coast ports, or west to the A11/M11 which offers a road link to Stansted Airport and the capital. The railway station in Bury St Edmunds offers a link to mainline services into London Liverpool Street or King’s Cross. Alternatively, there is a direct line from Cambridge to either of these stations.

DIRECTIONS
From Bury St Edmunds head west on the Westley Road. Leave Bury St Edmunds following the road signposted Little Saxham and Barrow. On entering the village of Little Saxham follow the road with the church on your left-hand side and proceed round the double bend towards Barrow. At the next crossroads turn left into Great Saxham where you continue up the hill and out into the countryside beyond. The cottages will be found after a short distance on the left when driving down the hill before the humpback bridge.
