A PICTURESQUE, LISTED, SEMI-DETACHED COTTAGE IN A RENOWNED AND HISTORIC VILLAGE SETTING.

The picturesque model village of Milton Abbas was created in the late C18th by the first Earl of Dorchester, and No.8 is situated on the sunny side of the street, towards the bottom of the hill. Constructed with distinctive white painted cob elevations under a thatch roof, the cottage is accessed via a shared entrance vestibule to the front, but more regularly, via the side door which opens in to the more modern 1970’s extension. The extension includes a generous kitchen breakfast room, ground floor family bathroom and third bedroom, and in the older part of the cottage there is a dining area, a sitting room with inglenook fireplace, and upstairs two further double bedrooms. Thick cobb walls and thatch insulate and regulate the temperature well and for ease and efficiency there is a simple electric radiator heating system. The décor is clean and simple, as befits a holiday let, and it would be a straightforward project for anyone wanting to refurbish and upgrade the kitchen, bathroom and décor of this charming and well located cottage.

The cottage is set well back from the village street behind a large level lawn with a drive and parking to one side. From there a path leads to the everyday entrance and on around the cottage to a flight of steps that take you up to the back garden. Here there is a paved sun terrace and a series of slopping lawns which rise through the trees to the woods at the top. No.8 is on the right side of the street, so it benefits from as much sun as possible throughout the day.

Milton Abbas is almost at the head of one of the pretty valleys to the west of Blandford Forum, just over the hill from Bulbarrow, a stone’s throw from Milton Abbey and surrounded by picturesque countryside, much of which is designated as an Area of Outstanding Natural Beauty (AONB). The walking, riding and cycling around the village is exceptionally good, and if you go slightly further a field, in half an hour you could be sailing or enjoying water sports in Poole harbour, walking on the beach at Studland or strolling along Dorset’s renowned Jurassic Coastline.
This is a rural location, but it is by no means isolated and the village has a pub (The Hambro Arms), an award winning farm shop and a doctor’s surgery. Over the hill, there’s another pub (The Fox), farm shop and post office in Ansty, and in the other direction another shop, post office and village school in Milbourne St Andrew. More extensive shops and amenities are nearby in Blandford Forum where there is an M&S Food Hall, Tesco and Lidl superstores, and beyond that it is only about half an hour’s drive to the county town of Dorchester or to the out-of-town retail parks on the edge of Poole. The most convenient railway station is in Poole (London Waterloo about 2 hours) and the easiest drive to London is via Salisbury and the A303/M3. Alternatively, it is an easy drive down on to the A31 which takes you to the business centers of Bournemouth, Poole and Ferndown, across to Southampton and Portsmouth, and via the M27/M3 up to London.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
