An attractive stone outbuilding creates a courtyard at the rear of Burnside Cottage. It is currently a utility room with workshop, however subject to the relevant consents it has potential to become an office, games room or additional accommodation depending on requirements. Planning Permission (now lapsed) has previously been granted to convert the outbuilding for residential use. Burnside also has a single garage and a log store.

Outside
Burnside sits in about 0.3 acres alongside the Buckny Burn and it has the most delightful cottage garden. Beside the kitchen is a paved terrace surrounded by neat lawn and herbaceous plants. The remains of an adjoining cottage helps divide the front garden from the very private back garden. Paving stones and gravel have been used to create paths around the house. A stone dyke marks a slightly higher level in the garden which has been planted with specimen trees and shrubs. Location

Burnside Cottage is situated in Butterstone, a rural community about 4 miles east of Dunkeld and 8 miles west of Blairgowrie. Dunkeld is known for its historic cathedral and picturesque setting on the banks of the River Tay as well as for the quality of its independent shops, cafés and restaurants including a bakery, deli and riverside bars. Blairgowrie is a larger town with four supermarkets. Perth is 18 miles to the south and has professional services and amenities including museums, a theatre, concert hall and several leisure centres.

The house is surrounded by some of Perthshire’s most beautiful countryside with fertile farmland to the south and hill grazing rising up to heather-clad hills to the north and west. Butterstone is in the Lunan Valley where five scenic lochs are strung out between Blairgowrie and Dunkeld. Additionally there are local walks to hill lochs such as Ordie and Benachally. Salmon fishing is readily available on the River Tay and there are challenging cycling routes as well as woodland and riverside walks laid out in and around Dunkeld. Glenshee ski centre is 32 miles away in the Cairngorms National Park.

Burnside Cottage is well placed for access to Perth and Edinburgh via the A9 from Dunkeld, and Edinburgh Airport is 60 miles away. Trains run from Dunkeld train station directly to London.
