Property description & features

  • Tenure: Freehold
Introducing Ty Gof, a captivating former Blacksmith's cottage that traces its origins back to the 18th century. Located just four miles from Lampeter, in the sought after hamlet of Llanfair Clydogau, this historic property seamlessly combines the allure of the past with contemporary conveniences, featuring three bedrooms, two bathrooms, and thoughtfully integrated modern amenities including privately-owned solar panels, oil-fired central heating, UPVC double glazing and mains drainage.

Well maintained and well presented, internally and externally, Ty Gof is situated in a serene, secluded setting. The property is surrounded by a well-cultivated garden, complete with a wildlife pond, and accessed via a private gated gravel driveway offering ample parking space. Additional features include a versatile garage/workshop and a charming garden studio.

This characterful period cottage includes a distinctive Cornish style chimney breast and ash stripped flooring, enhancing its historic charm. The accommodation is deceptively spacious and well-appointed, designed to facilitate a free-flowing lifestyle while retaining its picturesque cottage/longhouse appeal.

Ty Gof stands as a unique opportunity in a highly desirable location, offering a blend of rural tranquillity and contemporary living. Act swiftly to secure this rare offering in this lovely setting.

(Please note that this property has in the past had evidence of Japanese Knotweed and new owners will have a treatment plan handed over as part of the transaction).

Vendor Interview:
The setting is quiet and peaceful. We enjoy looking out onto the garden and trees in the properties beyond us and listening to the river. There are lots of birds and other wildlife to enjoy.

The neighbours are friendly as is the village. There is a good community spirit and lots of events throughout the year in the village hall which we have been involved in. There are also classes in the hall such as yoga.

Lampeter is only 4 miles away and has a great range of shops and services and a number of lovely cafés. Ceredigion is a very beautiful county with spectacular countryside. We are only half an hour from the nearest coast and 45 minutes from Aberystwyth.

We will be sad to leave but need to move dye to personal circumstances. We hope that the next owners of Ty Gof enjoy living here as much as we have.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on November 24, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
