No you've not misread it, this is a home in Sale with five bedrooms, that garden space, that school catchment and that location for THAT price!
You hear the words bandied about by estate agents regularly but if you do the maths on this one it stacks up. Situated down a quiet cul-de-sac off the sought after Moss Lane location, this ideal family home is tucked away in the corner and it's likely you wouldn't even know of it's existence unless you were looking for it. The family have enjoyed the home so much they've kept it since it was built in 1997 making this a once in a lifetime opportunity!
You just have to look around to see why buyers will want to view this one, you've got school catchment for Firs Road Primary School, Tyntesfield Primary School and Woodheys Primary School as well as Ashton Upon Mersey School and Sale Grammar School for the older children. You've also got easy access into Sale, Ashton Village and Timperley Village for all their shops , cafes, bars and restaurants which all offer something different. You've got perfect transport links around Manchester and further afield with the bus routes, Metrolink, cycle routes and road network meaning hubs likes Media City, Manchester City Centre, Manchester airport, the hospitals and universities are never out of reach. You've also got a wide array of parks and greenspaces to explore such Woodheys Park on your doorstep .... even if the locals can't stop calling it Pinky park!
The home itself though should be the star attraction. The tale by numbers will tell you it has 5 bedrooms, 2.5 bathrooms, 2 reception rooms, 1 conservatory and a large double garage but there is so much than that. The property retains a unique flow from the era of build but could be completely remodelled downstairs and upstairs easily enough as well as potentially converting the garage to create a huge annexe, kitchen diner space, living room, office or whatever else you can imagine.
Accessed up a large driveway you feel like the house only really gives off its true scale and size when you get close to the front door. Upon entering and turning left you'll be in the large dual aspect living room with the conservatory at the end (ideal for hiding all those kid's toys in!), the dining room sits at the bottom of the stairs between the living room and the kitchen and also has a doorway through to the kitchen as well. Through to the kitchen you've got views over that rear garden and a breakfast bar area which should hopefully encourage the teenagers to come down and see the family every once in awhile as well as a utility room. Back into the hallway you'll pass the downstairs WC and first of many storage cupboards on your way up the stairs.
Upstairs, you'll be glad to know there are two more storage cupboards which those with families will know the importance of in any home. But there are also five bedrooms are varying sizes but not a box room in sight! There may be arguments though of who will get the room over the garage! There is an en-suite off the principal bedrooms and a family bathroom as well. Without waiting to sound like a broken record there is scope to potentially switch the layout around, reduce a bedroom size down to an office and add an en-suite or potentially even look at loft conversions with the right permissions. But for those with families or several people working from home you'll know the important of well balanced bedroom spaces yo ensure those arguments of who works where and in which office don't get out of hand. This home has rooms to spare while you work out the balance.
Now, the property was photographed on one of the hottest days of the year and really shows off the selling features of this home tucked away in the corner. You'll be blessed with a mature garden to the rear with lawns, patio, shrubbery and trees ideal for letting the kids run around in while you have your morning coffee. Although the thought of a huge family BBQ does sound incredibly appealing, just remember to invite your neighbours too!

Vendor's favourite features: "This house has been a happy, multi-generational home since the development was built all those years ago. We viewed and realised it would work perfectly for us to all live together but still have plenty of space for us to be apart when necessary.
Over the years we have had some wonderful large family gatherings and celebrations both indoors and out on the patio, the kids learned to ride their bikes on the long driveway and we were never short of off road parking for visitors. We were happy that we were in the catchment area for Woodheys Primary School and Ashton-on-Mersey school, both of which are an easy walk away as are several shops for forgotten milk or bread!
The room above the garage has always been my favourite room, being used over the years as a playroom, a teenage hangout room and more recently an office space. With parents now gone and daughter living in Australia it is time to move on to somewhere smaller and let another family enjoy all this house has to offer.”

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 12, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on November 16, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
