Seller's Comments

'We’ve entertained many friends in our spacious living room, we love our brilliant neighbours, the tranquil walks around the common, excellent bars, pubs and restaurants and the ease of commuting into London.

Though it's hard to bid farewell, we know the next owners will love this home just as much as we have.'

Why Live Here?

It ticks all the boxes - well decorated, and full of character, great location, local transport, large light-filled rooms and low monthly costs.

Why this Apartment/Building?

The highlight here is the prime position within this gorgeous period house. This first floor apartment offers the perfect combination for the living room with high ceilings, gorgeous period features and views towards the common.

The primary bedroom is large and at the rear of the building, with a bonus feature being double doors onto a west-facing un-demised (unofficial) flat roof where the current owners enjoy a glass of wine on a warm summers evening.

You also have a second double bedroom with small balcony, again with the generous ceiling height.

Why Choose the Area?

The most obvious feature from the name - you're on the doorstep of the green expanses of Wandsworth Common.

6-7 Minutes walk gets you to a local favourite, St Johns Hill, home to two of my local favourites, Pizza Brixton and Dan & Angel, good for breakfast through dinner, along with pubs and boutique shops - continue down the road and you're in Clapham Junction with its vibrant atmosphere and wealth of bars, restaurants and shops.

Within 10 minutes you’re at bustling Old York Road, packed with Cleavers Butchers, Bayley & Sage, Vietnamese, Thai and Megan’s Restaurants, Chango for empanadas, Konnigans for all day food and drink and my personal favourite, Frenchie’s for perfect coffee and brunch, all alongside a number of boutique shops and Wandsworth landmark the Alma pub and hotel.

Further, within 15 minutes in the opposite direction and you’re at Southside Shopping Centre, new home of Brewdog, Black Sheep Coffee, Gravity and a host of shops, great for everyday essentials without the need for a trip into central.

Transport

Wandsworth Town station (Zone 2, 3 minutes to Clapham Junction, 12 to Vauxhall and 18 to Waterloo) is just 0.5 miles, 10-12 minutes walk.

Clapham Junction (Zone 2) is 15 minutes walk away, with trains whizzing you in and out of central London every few minutes.

Topping off transport is the Thames Clipper, docking just a few minutes walk from the apartment and plentiful bus routes.

Broadband availability and predicted speed: obtained from Ofcom on December 23, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 23, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 21, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
