Property description & features
A three bedroom two bathroom characterful cottage set over three floors with sea views and front garden, nicely set back from the road towards the top of Fore Street in the historic fishing village of Port Isaac on the North Coast of Cornwall. Freehold, EPC band, Council tax band D.
Sea View is a lovely quirky cottage with its own front garden where you can sit and watch the people milling up and down to the harbour. There are several access routes to the front garden, where there is an entrance porch for the cottage. This leads into the main sitting / dining room which has two wooden sash windows that look out the front elevation. This room benefits from a wood burner (not currently in use) and two night storage heaters. A door at the rear of this room leads to a shower room with w/c, hand basin and frosted window. From the living room are half a flight of steps which lead up to a kitchen with vaulted ceiling that has both a large casement window, high level port hole and a Velux window, that frames a view up to the adjacent church steeple, making it a very light room. There are wooden worktops at each end, with wooden units beneath and a space for a cooker with room for a freestanding fridge-freezer. The staircase to the first floor has a nice view from the landing back across the village to open fields. There are two bedrooms on this floor which both have sea views and night storage heaters, the larger room has a built in wardrobe and under stairs cupboard.
A second narrow staircase takes you up to the top floor, a twin bedroom with vaulted ceiling and exposed A frame, Velux and sash windows making it nice and bright with different views out across the village. There is an airing cupboard on the landing and a bathroom with w/c, panel bath, handbasin and a Velux window.
The property has a nice open feel, different views and is well situated within easy walk up to the shops or down to the harbour. There are TV connections on two floors and fiber broadband at the property which overall could benefit from some redecoration and updating. The roof has been completely renewed in the last 12 months using historical local slate in keeping with Port Isaac.

Broadband availability and predicted speed: obtained from Ofcom on December 26, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 26, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
