The owners love..
When we first viewed this property we were wowed by the location being so close to Welwyn Village and St Mary’s School – when we stepped through the door we were instantly met with a cosy homely feel and the rest is history!
We did not anticipate living here for as long as we have but all these years later, we are happy in this loving home which we have nurtured over the many years we have been here.
We have a welcoming hallway leading to a cosy lounge which has a modern but cottage style quaint feel, we have enjoyed many evenings as a family here cosy by the fire.
Our home has a re-fitted kitchen and we have enjoyed hosting many dinner parties for friends and family in this space – it is light and airy, and we have many fond memories which we will treasure.
We have a conservatory for some additional living space where we relax and unwind or do some exercise it has a multitude of purposes and has come in very useful. This overlooks our south facing rear garden - this is a lovely addition to our home.
We are fortunate to have a garden which enjoys sunshine all day which is delightful in the summer to be outside enjoying BBQ’s and generally relaxing or entertaining our friends/family.
We have a sizeable garden and so there is scope to add a single or two-storey extension to the house – there are numerous adaptions which could be made, subject to planning permission and or building regulations approvals.
We have three bedrooms, and we have a family bathroom which has been modernised during our time here.
Our home is a few minutes’ walk into Old Welwyn with its quaint shops and amenities, there are restaurants, pubs, bakery, Tesco’s, doctors’ surgery, florist, as well as hairdressers and nail salons. Our every need is on the doorstep which is so useful, and we have enjoyed many evenings out with a short walk home. We are also around the corner from Welwyn St Marys an excellent local school. We are local to many scenic walks with beautiful views across the way. We will certainly miss the village when we come to move as there is a great sense of community.
It is time for us to move due to work commitments and let someone else enjoy all this wonderful home has to offer..

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on September 29, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on September 29, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on November 8, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
