Beautifully renovated and extended by its current owners, Harley House is a traditional brick and stone built farmhouse providing three levels of generous and well balanced accommodation.

The ground floor presents a wonderful range of elegant reception rooms with original features including shuttered windows and exposed beams.

The impressive, centrally positioned entrance hall connects the primary reception rooms and opens into an atmospheric dining room with window overlooking the garden.

Continuing the flow of rooms across the ground floor, a welcoming drawing room is set around a brick built inglenook with Chesney log burner, with study off.

The entrance hall leads into an exceptionally light and spacious kitchen / dining / family room with range cooker and central island, with a dining area and wide doors leading out to the well maintained gardens. This area is flooded with natural light via the large lantern.

To the rear of the kitchen is a rear hallway leading to a traditional pantry, a separate laundry room and shower room. A secondary staircase runs from the rear of the house to the first and second floors, providing great flexibility in how the accommodation can be used.

The main staircase leads to the large first floor landing which connects the four double bedrooms, two of which have en suites, and a family bathroom with original fireplaces.

A further staircase ascends to an extensive second floor with large rooms, and a modern bathroom.

Garden and Grounds
Harley House sits centrally in its grounds which include a large, south facing lawn enclosed by mature hedging and traditional stone wall. To the front and side of the house is a large gravelled drive providing ample parking. A five bar gate separates the front of the drive from the area at the rear, with outbuilding.

Services
Mains water and electricity. Oil fired central heating. Private drainage.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 22, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
