Approximately 7.75 acres (3.136 ha) of pastureland, being split into three enclosures and with gated lane frontage, will be offered for sale by public auction (subject to prior sale, reserve and conditions) at 6:30pm on Tuesday 24th September 2024 at The View, Hill Farm Marina, Stratford Road, Wootton Wawen, Warwickshire, B95 6DE (///glance.dance.rival).

Introduction - This strategically placed block of old established permanent pasture lies immediately adjacent to the built-up area of the village of Ullenhall, and has good long road frontage to both Watery Lane and the return to the War Memorial triangle, in the centre of the village.

Situated in the picturesque village of Ullenhall, the land is within easy driving distance of Birmingham and the national motorway network. Henley-in-Arden lies approximately 1.5 miles due east, whilst Redditch is some 2 miles to the west. Alcester and Stratford-upon-Avon are close by, whilst the national motorway network via M42 J3 and A435 dual carriageway gives easy access to Birmingham city centre.

For the equestrian enthusiast, there are a large number of quiet country lanes directly accessible in the area, without the need to cross a main road. The land lies in one ring-fenced block, sub-divided into 3 unequal sized fields, eminently suitable for rotational grazing.

The land comprises old established permanent pasture, in the main bounded by well-established mature hedgerows and many hedgerow trees.

Of particular interest are the following buildings:

Field Shelter/Stable - 7.21m x 3.61m (23'8" x 11'10") - Timber framed and clad, under a monopitch felt roof

Former Pump House - 4.75m x 3.51m (15'7" x 11'6") - Of solid brick walled construction, doorway and windows to two elevations, concrete floor, monopitch corrugated plastic coated steel sheet roof

Garage - 6.71m x 3.05m (22' x 10') - Derelict and collapsed, but formerly of timber framed and clad construction, under a pitched corrugated steel sheet roof

Within the smaller enclosure is the remains of a concrete building base (a former stable/field shelter?).

It is not necessarily the exact final sale price and is subject to change prior to and up until the day of the auction. Any change in the guide price will reflect a change in the reserve (a figure below which the auctioneer will not be able to sell). The reserve can be expected to be set within the guide range or not more than 10% above a single figure guide (RICS Common Auction Conditions 7th Edition).
